Exclamation Aloma County(Irene Tower) update.

Aloma County(Irene Tower) update.
Since last 4 months they have just put 1st floor slab after claiming almost all flats sold out. The current activities on the site are, just for marketing. The project do not have legal approvals. Banks are not lending loan to buyers & builder is not executing the agreement. Yes, the sales team is claiming phase-I, almost sold out & Phase-II, 50% booking done.

Now one can imagine, without legal approval & banks not approving loans for buyers, what will be the progress & how much to rely on salesman claim! From some internal sources, there is some dispute going on between Naiknavare & Pride which is causing delay in project.

Another aspect of the project is that, PMC is starting sewage filtering plant just 50 meter away from the site, so the project may become Aroma county.

Default New Rate quoted is 4500 for Aloma County

Thanks for the update. I had a email exchange with Aloma County Irene Towers Salesrep and now he is quoting 4500 per sqft. Dont know how instead od so many issues they can hike the rate from 4k to 4.5k.

Default Aloma County Update

Out of 6 towers, building A & C 1st slab is completed, remaining buildings footing is done. The podium & entrance gate work is in progress. Still builder is telling same story that 11floors are approved & they are waiting to get approval till 13th floor.
In order to expedite the sewage treatment plant work, PMC has layed down a tar road from Medipoint hospital towards Aloma county, other wise it were impossible to reach in rainy season.

Just when this project is launch PMC remembered to expedite the construction of the road? How convenient.

Why not till then construct upto 10th floor? Why wait for approvals to start 1st/2nd floor?

As it’s a joint venture between pride & NaikNavare, the project will be constructed by using Aluform technology.

There are some advantages of this method of construction like
symmetry, speed, finish of construction. The biggest disadvantage is that it can not be modified, no customization. The structure will be a load bearing type. One can imagine it as concrete casting.
To construct high rise building with this method is risky. In US you will always find beam structure.

Is that same as Mi-van technology that is used in Blue Ridge and Megapolis?

Why there hasnt been any adv of this project? Is something fishy?

I went there today

1. Project is not officially launched, there is no cost sheet
2. I do think something is not in approval, hence there is not even a broucher, let alone a cost sheet
3. The builder showed me the layout of the flat in poorly photo-copied paper.
4. He told me about the future projects - he told me they will be launching the new 21 storey towers sometime after 1 year.
5. The approach road is being worked upon and is quite wide
6. In Irene towers project - there are 6 towers of 11 stories each. There was work going on even on Sunday afternoon

Revised prices at Irene Towers 5000/- psf
Mandatory - 2 Parking
Negotiations accpeted only to reduce from 2 parking to 1.

No idea whether the banks have approved of the Project!!!
