If one has to think about investing as a weekend/retirement home, there are a lot of options near Panshet/Sinhgad Road. Why to go 80KMS.

Dear Friend,

We also have a bad experiece to deal with builder Mr.Prakash Kane and co.He is a doughtful builder,pls think twice to do any transaction.

I have very bad experice with builder Mr.Prakash Kane.In my proffetional i am not happy with this builder.Pls think twice to do any deal or the transation with this group of company.

I have recently visited the site while coming back from Sri Vardhan. The location is extremely well and so does overall development plan. I did some investigation on builder profile and its very impressive.
the concept is for farmhouse and not day 2 day 2 home as of now. The kind of development planned for region will certainly poised the land here for appreciation and any one who likes to have this opportunity to own the farmhouse (small through) is very good.
peaceful, non-polluted area, water and electricity availability are plus points.

The sample farmhouse is pretty descent and worth the value.

Raigad District of Maharashtra

Climate
This area has sub-tropical monsoon climate of humid-per humid to semiarid and sub humid type. Overall climate is equable with high rainfall days and very few days of extreme temperatures.
Temperature
The mean annual temperature ranges from 25°C to 28°C. The mean maximum temperature of the hottest month in this area varies from 30°C - 33°C in April-May while mean minimum temperature of coldest month varies from 16°C to 20°C. Extremes of temperatures, like 38-39°C in summer and 11-14°C in winter, may be experienced for a day or two in respective season.
Humidity
The area has marine humid-per humid climate with more humidity and less diumal variations. Relative humidity varies from 41 to 97%. Driest days being in winter

Wind
Features such a presence of large water body (the creek), presence of hill ridges etc. influence the local wind patterns to some extent. No significant micro-climatic variation is noticeable in the region.
Rain
The rainy season is mostly confined to southwest monsoon with 80 percent of the rainfall received during June to October (60-70 days). This area, on an average, receives 2500 to 3500 mm rainfall

Revised Thoughts:

1. The Tamhini area is not at all suitable or visitable in Mansoon season (during heavey rains)....hence 2-3 months you can not visit here.

2. Electricity - Loadshading as of now is 12-14 hrs a day. Hence you need power back up in terms of gen sets etc..

3. Water is available but at premium.

4. Property here may not give as much appreciation...

5. Nice to own a plot here for a moment if you have extra cash and does not expect liquidity and quick return.

It has already been scrapped man, few months ago.

As far as climate is concerned, I don't think that is good enough reason to invest.

HI,

I am planning to buy a plot in valley konkan. But still thinking on it. Current rate is 300 per sqft. can u share ur experience and suggest whetehr it is good to buy a plot

I have relatives who frequently travel by this road. Fact is this road is pretty isolated. There have been occasions when the ST bus has broken down and passengers have to wait a long time for another bus to give them a lift. During monsoon condition of road becomes bad and instead of travelling from this road, people prefer to travel by Khopoli/Pali.
