Help needed for flat search in Pune - Indian Real Estate Forum

I am planning to buy a 2BHK flat in pune.
Preferable area: Balewadi, wakad,Pimple saudaugar.
Have seen a few flats in pimple saudagar / wakad... but nothing rang a bell.
When i inquire the rates the builders quote some absurd prices and say its "NEGOTIABLE".
This makes me confuse more.
What i expect from the flat is:
1. It should be well ventilated.
2. area should range between 1100-1200+ sqft
3. It should have at least 3 balconies(2 Terrace + 1 dry balcony)
4. Should have few basic amenities like: lift , pipeline gas , childeren park.
if any body is also looking for a flat in these area and come across any good deal please share the same.

I will suggest.
Wakad - Monte verte - Topez , Palash
Pimple saudgar - Sun crest , royal imperio , rajweer palace

have been to Mont Vert tropez wakad but they are quoting 2666 psf
and few choices are left there

Any idea about Balewadi area..any upcoming new constructions..
Where i can get a varied choice of flat?

Can you pls let me know what is the current rate going at Mont Vert Tropez ? Also what is the availability of 2.5 BHK flat there ?

Planning to buy a house for me. Need your expert opinion !!
