if the Gangadham-kondhwa (khurd) link road get completed, the area will be close proximity to market yard and swargate and upper depot. The road construction is in progress and expecting to complete next year. Unity Park, colorado and Kumar Prithwi will get benefits of this link road. |

One of my friend visited ackruti last week and observed no one in sales office except only one sales person.
no of visitors are drastically reduced 10-12 visitors / day and there is no advt from builder in newspapers in these days. they are showing same old brochure even if they have revised the plan and re-located buildings. |

The project was launched in april 2009. The rates quoted by ackruti were comparatively less (2250/psf) and buyer bought it thinking that these are the lowest rates and expecting property rate rise onwards.
Tarang Patel claims that he has 300 + bookings and they have collected 15% amount per flat. assume flat cost 20-22 L, they have collected minimum of 3 L per flat. 300 * 3 L = 9 crores i hope that my calculations are right !! They have collected huge money and now they would like to use as per their needs and wish. Buyers are helpless and wait another 2 years for possession. |

Thanks for your comments. But it looks that your comments are biased one. It is commom project by Jayraj and ackruti and such things do happen when it is joint project. and i have observed similar situations for other projects also. every team have + and -ve points. Relocation of buildings may be an issue. But, if you look into revised plan, the projects seems more lavish and appropriate now. I feel team of Hafeez contractor and Y.S. Sane has done good work. Project is now more airy and systematic than earlier one. Buidings have been reduced in number and there is more open space. dimensions of swimming pool have been changed. Play court has been added. sales team is offering change of flats/buildings. so there is no such issue. Another plus point is transactions are through cheques. means no black money. ackruti has offered rate Rs. 2250/psf in april 09 when others were quoting more than 2500. thats the main reason why sales went up. now after six month of project launch, rates are Rs. 2350 psf compared to other builders who are increasing the rates. e.g. costa rica offered 2300 initally and in next seven days it was 2500 psf as per advt. If you compare these two projects area of ackruti city is 55 acre approx (as per sales team ) which is greater than costa rica. All these are my personal opinions. your comments are welcome. |

bookings for G & H have not been started.
instead j k l m n o p q r s t and U have been opened nowadays. wide options are available now. G H and I will be opened in last phase. |
