Question Info needed : Satin Hills & Gloria Bavdhan

Hello All,
Am planning to buy 2.5/3 BHK flat in Bavdhan area. Recently, I came to know about 2 Good projects ,
1) Sarrthi Group's Satin Hills
2) Paranjape's Gloria


I would like to know from you all experts about pros & cons of these schemes, if you happen to be having any experience related to them.
As of now,
Satin Hills : 3000 rs/sqft
Gloria : 3500 rs/sqft

Default Regarding Gloria

Hi Friend,

I too am planning to buy a 2 BHK in the Bavdhan area.. visited Gloria too. The project is good but the price they are quoting is way too high. You know you get 2800/- to 3200/- in proper Bavdhan area. They why so much price on Mulshi Road????

No matter how reputed the buider is, the price is absolutely unreasonable, what do you say??

Did you manage to figure out, how much they negotiate for Gloria..

Hi Shekhar, I like that area too. well, but the rate at Gloria is simply unresonable I think. I have visited their site recently. 3500/-..........not done. There should be a huge scope of negoatiation.

Default Gloria...not that glorious for me :)

Good guys...you got to see the gloria project. When I went there (1 month back), there was no one to even show me the sample flat. Anyways I did manage to see the sample flat. I don't remember the exact layout, but the negatives about the project which prevented me in going further:

1.) It is away from city, but will have all the negatives of the city. There will be good amount of Road Noise and pollution irrespective of the location and orientation of flat. Both the roads (especially the pune bangalore highway) will have heavy traffic.

2.) No easy access to daily necessities.

3.) I hope they have a different approach raod. Current road required you to pay toll and the project is just next to the toll booth. So it is like buying ticket to enter your own house.


Having said this, I have been searching for a flat for last 1.5 years. Nothing seems to satisfy me! So don't take my opinion on its face value.

Yes , yopu are right.
But the issue with Paranjpe is that, they don't negotiate...
Also, have you looked into Sarrthi's Satin Hills..
Project is gud.. just started... I visited it twice... liked it..except sqft rate
I came to know on this weekend (via Time prop. show) that they are now quoting 3000 rs/sqft over there... Definitely high but possible negoatiation on the cards...
I will be visiting them again .. on this weekend..
anybody interested, let me know....

Default Paranjape people do negotiate!

Hi all,

well, when I had been to Gloria, the person who showed me the flat, himself said that - "The sales is not here and you should go to our office, where you can get some "UPPAR-NICHE" in price!!"

So, apparantely they do negotiate.

Default Satin Hills at Bavdhan

Guys,

What's the progress on Satin Hills?? Do you think the area would develop in the coming 1.5 to 2 years as even the approach road not built?? Shall one buy Rs. 3300 per Sq Ft?? This is what the builder is quoting.

Can one go for it??

satin hills for 3300???? are they crazy?

4 months back i had thr brochure and price sheet, which quoted 2700 p/sqft and we went there...but as we kept going ahead on approch road, the road was in poor condition.... no accessibility....no daily neccessity aviilable.... i tohught its impossible to live there in current scenario....may be good for investment purposes...

but since we are lookng for a house to live in...we just turned back without even looking at scheme.....

absolutely dont pay anything more than 2600-2700 for this scheme.... they had been selling it for that rate only few months back....

and i dont think there had been any damn impovement in the area in these 4 months....

Both projects have pathetic approach. At this price, one can go to Baner or at lesser price at Pashan-Sus which is close to Bavdhan but more developed.

If you see Gloria, the flats are so tiny that even 2 cats can't move around comfortably & we are men! (Hey, some of us women too). So tiny flats at poor location. Are they doing slum redevelopment? Nope, coz even these are better atleast they have good approach roads:p.

Satin Hills? Perhaps the name should have been Satan Hills.

Guys this area ( Where Satin hills is located) is the best area in Bavdhan. In terms of greenery, and that road will surely be developed also will definately have shopping etc. I heard even the Gera's have land there !

Im waiting for gera's project so that i can invest some money there!
