These are marketing guys but from whom? For those who themselves don't have any track record! And why is that all Disha projects face problems? You will find prob with builders too but you can get atleast 1 who is happy. Not the same with Disha Direct coz Disha simply don't deliver.

Thumbs down Details of the scheme

Hi all,
I called them up to get the details. What really confused me was when they say that it is N.A. (proposed). In the presentation which they sent out, it said the N.A should be done by Sept 2009. Also another confusing point is, they would not allocate a plot the moment. This would only happen when the land gets converted in N.A. No development would be possible for next 2 years.
No doubt that the proposed scheme is very tempting, but is there a way in which we can be assured that the investment would be safe ? I am not convinced with the PDC as an assurance of the price appretiation.

Similar things have taken place in their earlier projects where buyers got the plot at such a remote distance that you would require commando training to jump from helicopter on your plot. The proposed road, electricity, water still remain proposed. Btw, if you want to buy an agri land, you need to be a farmer atleast in Maharashtra. NA is done later which too depends upon the DMs authority in that area.

Disha Direct & Co. sell you gold at cheap rates & only when you come to know later that you have bought not gold but bentex, you repent.

All that shines is not gold,
All that is agri is not NA!!:p

Thanks realacres !!! You just made my life easier .
What do you think about New Mahableshwar ? From a long term perspective ?? Like 4-5 years ?? The prices do look tempting the moment.. and the focus of govt does seem to be there..

Thanks. Well, in such cases, you need to have the details about the proposed plans the state govt. is going to bring in. Not to forget that getting an environment clearance too is an issue if at all someone wants to build on big scale here like Lavasa (required for fetching you good yields). What would you do if the land you buy today, becomes reserved tomorrow due to some state notification? The best thing to do is to look for other options than RE at this moment as the returns would be much better & higher, not to forget the peace of mind in such cases too!! The time duration of 5 years is good enough as by that time the recession would have ended giving you very good returns. Ask your fund manager for the same about creating a good portfolio (Abstain from RE & gold though).

Yes abstain from any investment for some time, especially RE. Gold is the only way for medium term. As the asset price rise has created a bubble in most sectors on the hope of growth.

As some has said CASH is king in these times.

By way state Govt policies/ Plans r not going to change as it looks that Cong is going to come back to power with a higher margins this time.

RECD THIS CLIPING FROM a freind to invest in this property;
“Landmarc Silver Screen” is a highway touch property at Karjat - Murbad Highway which is proposed to be a 4 lane Highway. The project is spread across 14 Acres of Scenic expanse with beautiful view of Matheran Hill ranges on one side and Bhimashankar Hill ranges on the other.
It is a gated community of 165 plots. Average Plot size is 2000 - 3000 sq ft. The project has a facility of a clubhouse with Indoor games, cafeteria, gym, swimming pool. Each and every plot has amenities like Barbed wire fencing, Gate, Electricity & Water connection.

Being new investor & would have these queries,appreciate if u can guide me.
I have been approached by DISHA direct for their plots in Karjat.
The plots are NATP as per them, and ranges from 2131 sq feet to 4500 sq feet.
The average rate now is 315 /sq feet with development charges of 50K for Plot developments,and the 50 K for club membership which is life long.
I shall give here link where u can view the facts.

I am not sure of this realator,but over all told by my friends that the project is good & there is vast investment coming up in Karjat.
I woulod be really thankful if u could advice me aBOUT THE
Transparaency of the builder, and teh legal problems if any.
How safe is this builder.

To cut long story short, avoid Disha Direct at all costs.......very big crooks, will never deliver what they say.

Put emails from Disha directly to spam.
