What do u mean by clean & neat savvy_v? you can get clean and neat @koregaon park , kalyani nagar and Viman nagar.

But the question is that can you afford the property their?.Be the smart investor underdevloped area u can get property in cheap rate.

Well back to point yes this area is much crowded and looks not very good now a days .But in next 5 year this area will rock. I am telling you the advantages.

1. Near to magarapatta / amanara and their respective malls.(magarpatta mall is not opened yet but soon will open)

2. Railway bridge budget is approved; next 2-3 year bridge will be ready. Please find below link.(search handewadi road)

3.well connectivity to Undri , NIBM Road, Katrz kodhwad road.If you see from handewadi chouwk to undri chowk to sasane nagar the area will connect and become very good in next 10 year(If you wanna see future view).In undri development is in full swing and many reputed projects is coming also many schools , Corianthan club is there. Recently HDFC Bank is opened in Undri.That is not far from handewadi road.

4.You can cover east Pune IT industy Magarapatta , S.P. Infocity , EON , Viman Nagar.

5. Property appriciation is good here.2011 most of the project quoting 2700 now they are quoting 3100-3400.

6.If you see the Bhaji Mandi issue then their is alternate road from sasane nagar that connects to solapur road.

Cons:

1.Area is crowded and traffic management is not proper now but when bridge will open everything will be fine. also PMC P1 , P2 system is needed.beacuse ppl are ppl they will never learn unless their bike , car will picked by PMC guys.

2.Water Problem but that is whole hadapsar or we can say in whole Pune

I have been staying on handewadi road for more than 3 years now. Initially i bought a house here because of budget constraints and thinking that rest all the issues will fall in place with time.

But major problem is traffic and congestion. They are not mere problems but will drive u crazy.

Yes i heard a lot abt flyover coming up but issue has been raised for more than a decade now and everybody knows the flyover will come up someday but when no body knows when, even though the plans are sanctioned. And even if the flyover comes up, the area has got so crowded that shops and all gaadi wala squeeze the road making it difficult to travel. Seeing the crowd around the road sense will never appear with these people.

Even if flyover appears on railway bridge, just slightly ahead there is another junction which is badly jammed and if thats not enough the sabzi mandi is another bad junction. So what looks like 4 km journey to magarpatta... might consume hell lot of time and frustration.

Water is a problem unless your society knows how to manage it. Smaller societies have less problem but the likes of sanskrutii/ runwal etc... certainly have water problem.

If you believe that a good vicinity around is important to quite a extend than handewadi road is bad option at present and even for in near future (atleast 10 yrs) .

I am sharing all this coz i made my decision based on financial state and believing ppl that all other infrastructure will fall in place sooner.

I agree with some of the issues u mentioned. may be u fade up with the problems. as I am staying in sasane nagar..I had word with one of the local neta kinda ppl..road widening work is going on ; that is first step before bridge start up work.

And also P1 ,P2 parking will come up..From last two three week traffic police is restricting the ppl to one way in bhaji Mandi.. so hope for the best

I have read in sakaal news paper long time back... a 24mtr wide road with pavments at road shoulders are also planned along with the flyover construction.... just imagine the condition after development of roads.

however... i can understand the pain you are facing due to traffic congestion problems.....

I think there are no 2 bhk available..U can try for resale but 35-40 lacs not possible..

Please go thru the various posts related to Handewadi road in the forum.

Sanskruti has a major water problems, they have done the borewell but there is no water harvesting in this project hence borewell water levels are low. Summer days were horrible with water supply was only for half n hour in the morning & half n hour in the evening. I am talking about usage water. Drinking water was a serious issue in summer.

Plz talk to the residents regarding water situation & take ur call.
