I think so. I am very curious about this project. This is good project except the remote location ( may be some people call it scenic ). There is possibility that Sus goan will come in PMC. I know it means very little in term of civic facility considering the backlog at PMC. But it will matter.

I have spend 3 hrs in reading the whole blog/story of aarohi and insignia and spent sunday afternoon in this



The most most most disastrous step in the whole process was to introduce the Builder AT WRONG STAGE.

The idea was right. But the day it was clicked in someone's mind, it was his responsibility that next day he should have run to a Management team, Few gorvernmental insiders and valuers instead of BUILDERS OR DEVELOPERS.
Referring to the future complexities and competitions, you need expertise who has a reach, to apply such ideas and money tracking when many parties are involved.
For the builder as a whole project, it was only a SMALL SOURCE of income to invest it in the next venture.

There is definitely LOT to learn and know the importance of PROJECT MANAGEMENT, GLOBAL AND LOCAL SURVEYS not from the local bodies but from foreign companies who work for the indian government. Y? because local people when they work for foreign companies, there is no chance of self profit Thats how foreign policies are worked out in indian context.


Just from the aarohi walkthrough on you tube , i can recognize the initial planning flaws, high rise overlooking bunglows from both the side hampering privacy etc etc. hehe i am really sure that the plan from the builder was not proposed for your site. stock mein pada hua plan hoga. Architect ka hoga.



2007 township proposals and 2011 township proposals....i can see vast difference.

It was a very good case study for me as an architect. Thank you Indian real estate forum.
There are many new construction techniques than conventional ones which are going to change the persqft calculations in the upcoming projects, but m sure BUYERS will never come to know the benefits.

AAROHI PROJECT SCALE WAS BIG COMPARED TO THE IMPLEMENTATION OF THE NON-FULLPROOF IDEA. PROJECT MODULE TESTING AT SMALL SCALE WAS BENEFICIAL.

But i am amazed to see the efforts to take the project ahead at many false stages and finally achieving the goal.

ONE DEATH IN THE WHOLE PROCESS changed lot many scenarios and back stage movements. YOU NEED STRONG CONNECTIONS IF U DONT WANT THAT IN YOUR CASE.

GROUP HOUSING FORMAT will be defined and resolved more and more as such projects will be initiated by few more brave people in the coming future.

ITWAP is a great initiative. Happy to know that eventually the goals were met. The lessons learnt are shared and thanks a lot for that. I can recall one other project that started (and got completed) about 12 years back in Bavdhan. A group of employees of Satyam computers formed a Co-op and built Satyamev Co-op Housing Society. It is much smaller in scale - I think < 30 flats or so. It also went through quite a bit of turbulence but eventually all worked out. I was not part of the investing group but a dozen or so of my friends did. Almost all of them eventually booked gains when the area boomed and moved to better locations.

There is just so much to read on this thread..
does anyone know what is the current status of this initiative...is it ready...did people really benefit from it...
it would be great if someone can summarize the exact current status...

I just visited that place. I live near sai chowk on sus road. This place is hardly 4 kms from my place but you can feel the famous "great indian divide" often discussed in media. I did not go inside or had any discussion. I just went there to feel whats it all about. I will say the ITWAP must have had a tough time.

The approach road is almost non existence. Monsoon will make it i dont know what. My personal feeling is if tomorrow the road etc gets much better one will have to cross the village to reach that place which can be a hindrance (personal experience).

Also the now Sai chowk sus road was once in the same situation but Common Wealth youth games came as a boon to that place which changed the complete landscape of that area. Had there been not any CW youth games and had not Baner gaon people not agitated against the land acquisition for the road to balewadi, there would have been no Sus road which we see today.

Thats probably no one is interested in going to live there, whats the point. Regarding other aspects probably a ITWAP member will be able to put more light.

Hi, This is Nirmal. Had been reading the posts here about ITWAP, Insignia today night. Interested into starting/joining simlar initiative. motivation is to achieve a good quality 3 BHK flat at reasonable price. May be experience itself is great & noble enough to continue in future. Would like to reach anybody for help, guidance, direction, partnership. Please respond.

These all are very great initiatives. Results may vary but the idea and intent must be appeciated. People can refer these as case studies and come up with newer initaitives. There are things to be learned and corrected but thats how the things get matured.
