Default K Raheja Mohmdwadi (near NIBM)

Hi,

Has anyone booked a flat in K Raheja Mohmdwadi (near NIBM) sites? If so, can anyone share the psf price recently which the builder has negotiated to?

Also i have heard that although booking has been started long back but they are still waiting for PMC approval and they are yet to start work on new phase (BLDG E)?

Price quoted was 2800 PSFT ...NIBM is a good area..

Make sure you sort out water issues first. Many projects here are dependent on tankers as the groundwater level is hardly sufficient.
Btw, getting a character certificate from cops is difficult if you stay here coz there are several 15th century desert chaps living here involved in anti-national activities.

Residents of Raheja gardens of Wanowrie have gone to court against the builder K Raheja.

So beware of buying from K Raheja. Talk to the residents of Raheja garden.

Project completed in Phases so the residents had to wait for 15 years for playing Tennis... people might be hoping tleast their Sons/Daughters get to play tennis there...This is disgusting

This is typical mumbai style of Builder's working.
They delay phases, not form societies for 10-15 years to avoid land conveyance and then get FSI increased using their politico nexus and use this extra FSI to construct another building on open space.

The insider news is that one of the bros of Raheja clan had a fall out from the main group and got the Raheja Gardens project to himself. He decided to construct inspite of all the others asking him not to. Wanted a quick buck by the looks of it. This was told to me by a Raheja salesman.

I was passing by wanowrie today, just now before 2 hours. I show a hording outside a flat balcony in Raheja garden saying 'You buy, you cry'. so I decided to go inside and talk to the person who stays in that flat where hording was hanging. When I went inside, i saw lots of such hoardings, 6 to 8 all hanging on first floor outside the flats near main entrance. saying, "we are waiting for clean water/parking/conveyance for 15 years, "stop building new buildings", "garden may vanish anytime now" etc...

I talked to one resident there, dont want to name him, but a retiree and one of the early purchaser in raheja garden n staying there for 15 years.
He said, they r continuing this construction work for 15yrs and not stopping. they hv changed original plan and he saw me one under cons. building where originally bunglow was planned but they stared building flats there.
In addition, they r not providing proper drinking water, and mixing borewell water in it. he said, there r number of problems inspite the builder is asking 6k-7k rate.

Never book in large societies like 15-20 buildings or townships. best to buy in medium size societies of 4-5 towers.

This is real surprising....Why these ppls waited 15 years, why these ppls are not drag this Builder to Court.....And after reading such hoarding, still ppls buying flat there at 6-7K/sq ft...if that is true, then who to Blame
