Hi All,
The Lake district, Kondwa Annexe has no real development going on on the contruction phase. I was also interested in the Project but dropped the idea as since Nov'09 till date not even the tender has been given to anybody for the contruction of the building. Just a Sales office has been put up on the site. It seem practically immposible to complete the 1st phase by June'11 as promised by the builder people. I even doubt that it can be completed by Dec'11. |

Hi,
Any more updates on the status of PRA's The Lake District project in Kondhwa Annexe? What is the current status? Anyone booked a flat here in Phase 1? When is the expected date of possession for Phase 1? Location wise it looks to be with in city limits and very scenic and pollution free. I came across a blog on google. Some really good pictures uploaded. Hi,
Thanks for sharing the blog link. Good pictures. PRA Lake District current status ... hopefully possession for few buildings in Phase 1 should be given before Diwali this year. Delays with real estate projects specially the township projects like these are natural. But the project is ambitious & currently in full swing. Hope they start work on the commercial part soon that includes Retail Malls & I think its Indus School. That will lead to developments in surrounding area too. This project is close to upcoming places like Undri. Good schools closeby. All around 3.5 kms. Pune Mumbai highway is pretty close. Do follow PRA East Avenue Wagholi forum for updates on it. I dont think the construction is started there yet. I visited Wagholi area, & I found the area as totally crap ... all rates are artificially hiked by investors. You can only see lots of greenery & foreigners in their brochure. Lots of projects being marketed based on their close proximity to EON or Magarpatta city. There is life beyond IT too. It is difficult to mitigate risks 100% when you are putting money in real estate projects, doesnt matter if the builder is reputed or a newbie. Your money is still at risk unless you decide to go for a ready possession flat at higher cost. I am thinking of visting Lake District site again some time. One of the projects shortlisted. |

Thanks for the reply. I did not like Wagholi area too. I think its too much hype created by investors. Wagholi is 'investors paradise'. You can't stay in that place.
Please update on forum when you visit Lake District next time about the current status. One of my ex-colleagues has booked a flat there in Phase 1. He should be getting possession of his flat in max 6 months now. He told me that Phase 2 - 'The Cove' flat registrations should be starting from mid May onwards. |

Saw the Lake District project walk through on YouTube. If PRA Realty is able to complete at least the towers as shown in the video without much delay (doesnt matter if the bungalows & villas come later), it will be good. And yes if they also focus on starting work on retail mall and school on priority that will be great.
