Project comes under PMC or gram-panchayat ?
I think manjari comes under gram-panchayat. I have seen Row houses in this area at Ravi Park and Manjari greens. They quote around 2600 psft (negotiable). Though i did not like those projects much. I plan to check serenity and oxygen valley. |

What should be the rates of similar projects 2-4 kms around it? There are below ready-possession projects within 1-2 km Magarpatta: 1. Kumar Paradise, Mundwa: 2900 psf. 2. DSK Sundarban opp. Magarpatta: 3200 psf (laughable rate) There are below ongoing-projects 4 kms from Magarpatta, near Hadapsar, Pune-solapur highway: 3. Kalpataru Serenity at Manjari: Rate advertised 1 year back was 2200 psf negotiable. I suppose this project is shelved. 4. Tranquillity by B.K Jhala at Manjari: 2150 psf negotiable. 5. Oxygen-Valley at Manjari: 2150 psf negotiable. Has anybody checked any of above 5 projects or booked? Please share your comments about rates, features, pro/cons. Quick Correction,
DSK Sundarban : 2500 psf. (bought in August, 2009). 980 sq. feet * 2500 psf = INR 24,50,000 The construction is pretty good and the amenities have been kept to ..err.. minimum. No swimming pool and club house to speak of. The flat i got was one of the last ones, so the balconies (2) don't have the best view of the world but at the same time, are well ventilated. All in all, it fell in the budget and affordable housing segment when i bought it and more importantly, was ready possession as i had to move in quickly. They have a new phase coming up and the rates are similar. Last edited by arindambiswas; 11-11-09 at 03:34 PM. |

EISHA empire is around $2400 when we inquired 1 month back with ready possession. There are resales coming but not sure how much is a good price here. Quality seems to be good.
Any other opinions |

Hi hitmady,
> What was your total cost including everything? Total cost of the flat was INR 24,50,000 (incl. stamp duty, registration, mseb) + INR 15,000 (one year maintenance) + INR 1600 (electricity bill for 4 months). > How are other amenities like water-supply, garden etc? Water supply is there for 24 hours, primarily because there is a boring well and a water treatment plant before its supplied to the homes. However, for potable water, i think an Aquaguard with RO is essential (INR 10,000 approx). Also, since the water is hard, you MIGHT (absolutely not necessary) decide to go for a water softening solution by Ion Exchange (India) (makers of Zero-B) which would be about INR 4000. > Can you please list down pros/cons of this project? Well, the pros of the project would be the no nonsense approach on account of the builder when it comes to amenities. No swimming pool or club house which one will hardly use but the builder loves to see the consumers paying thru their nose. The cons would be connectivity as the approach roads have been completely destroyed (strong words but true) by Amanora's construction. Amanora, uses the public roads for its heavy construction vehicles while keeping its private road spick and span for its marketing clientele. Security is pretty good considering that the society is in the middle of nowhere. On the whole, its been a couple of months staying at Sundarban and am satisfied overall. |

Try Park Infinia by Kumar Builder. Its near SP Infocity, Fursungi, Hadapsar. Exactly 2.5 KM away from Hadapsar Gadital.
