Default Maintenance cost post-purchase

Hi guys,

Do u have any idea of maintenance costs per year for a high-end residential building with all amenities? Meaning, how much does each individual resident have to shell out for maintaining security, lighting in hallways, shared gardening, swimming pool, etc? In some builders' brochures, they claim to they will take care of the first couple of years but after that once society is formed what is the protocol?

it generally depends on builder/area/project. Do u have any specific builder,area,project in your mind. May be everyone can share info accordingly.

maintanance cost is usually Re 1-2 per sqft. In some of the projects, after society formation and transfer, society collets 1-2L from each flat owner and deposit them in terms of FD and maintanance will be done using interest money from this FD.

Factors

Some premium projects which I have seen have monthly maintenance of 3-6k/month. It however depends upon the following:-
  • Type of the project:- Premium or luxury,
  • Total no. of flats (less the flats the better but higher the maintenance),
  • Configuration of flats:- Projects which only have 4/5 bed have more maintenance than that having 2/3/4 beds,
  • Specs & amenities provided. If there is rooftop swimming pool, garden then the maintenance is more as well,
  • At the end of the day it also depends upon committee chaps. If the members are active & interested in upkeep of the society, the maintenance will be good. If there is someone from Pune-30 (sorry if anyone is from here), they will try to have it for free!!
