This is one more example which confirms that prices may have reached upper limit or almost topped out. Apostrophe 3 BHK costs over 70 Lacs at rates they are quoting now. Nandan Inspera 2 BHK costs well over 50 Lacs, Palash+ is close to 69 for 3 BHK Even I would be interested in Mount Vert Seville!

Even IT guys - the so called Tankshal / Tijori customers have reached their limit it seems Onsite or No onsite, fresher or experienced, even they cannot justify and/or afford buying at these rates ! There is a solid reason for it, calculation is being discussed in a good thread.. Here Correction in RE in Pune

Good luck, builders, in selling at these rates!

rates as per the builders;
Elysium-3350
Lorelle-3350
Sonigara Kesar-3350
Malpani greens-3225 for 3 bhk and 3425 for 2bhk(why in the market there is no controlling body for all these erratic self-proclaimed rates)
Wakad Dynasty-3500+ for 3 bhk and 3600+ for 2bhk
Mont vert-3488 for 3 bhk and will be increasing the rates to 3533 pretty soon :P

Thanks for the detailed update on prices in wakad, vyomb! Any idea what current rates for Apostrophe, Palash+ and Nandan are?

It might be OK to say area like Wakad/PS are not worth more than Rs 2000 sq/feet.

However Looking at pricing patteren from 2004 onward......
Even if we consider all worst thing hit to market and industry, Is it possible rate would go below Rs 2500.......or Is it likely cross Rs 4500 in next 5 years ?

If Polticians are not able to control the onion/milk/petrol prices.....can we expect they will control the real estate prices ?

Is it fair to compare the real estate market in US and India, looking at spending capacity and population graph ?

Its would be wise to take a decision based on the need/capacity/vision....rather than thinking ....looking back what was miss out.......

Problem is people are ready to buy at prices of 10 yrs later!! No point in having 10+ yr vision if all these 10 yrs get wasted.

If this is the case, no need to complain even if onions go 200/kg...have 10 yr vision, isn't it?

Righto . Plus people are leveraging their salary/livelihood of the next 10 years today , without guarantee of whether they can hold on to that high paying job . Get value for every rupee of your hard earned money , people .

Disclaimer: I have booked a flat at Mont Vert Seville. Just got the posession after 3 months delay. Presently or in past invested with Mont Vert, Rohan, Paranjpe

Latest price at Mont Vert Seville 3588 and 3488 /- When I asked why 2 prices, i was told that 3BHK ready possession is 3588/- and 2 BHK under construction are at 3488/-.
Under construction bldg may take 1-1.5 years more as per engineer who came for my possession inspection.

Not seen your post for past few months.
There can be differences over opinion but to have meaningful and healthy dialogue we would need that. Just bashing IT overspending guys and expecting RE downful are common themes.

Your opinion gives diverse perspective like some other fellow members. keep posting!
