This is also possible. What I heard was from Kumar people. But now a days no land deals are possible without politians in picture.

"Bobada Pawar" is the best name i read somwhere on this site.

Bhosle or Pawar, no dacoit is going to help you if one buys here & gets stuck later. Better to buy at a place where conveyance deed is possible or already done as in case of resales. Man, even BR buyers are stuck with so called better builder in Pune, now this Pawar & Co. is dacoits, imagine what will happen next!! No point in owning a car without the chassis .

In case of 99 years lease, the devil is in the details, or rather the clauses in the lease deed.

Example: In Nigdi Pradhikaran, entire Nigdi is owned by PCNTDA, and we have a 99 years lease. Now only 70 years remaining. But no one is worried, because land is leased by lakhs of people directly from Maharashtra govt. So no problem in renewal.

But same cannot be said of leasing from private companies backed by politicians, like Lavasa, Amanora.

In such cases, it is less like lease and more like renting the land.

Default Suggestion Needed on Splendour

I have heard recently that Megapolis Smart Homes 3 "Splendour" had been launched. The rate is Rs. 3500 + floor rise. Has anybody got a better offer from them.

Experts, is it advisable to go for one at this rate in hinjewadi. The work seems to be progressing quite well.

Please advise.

Hinjewadi as an area is not livable & the townships here are in nascent stage (please note township & not particular complex in it).
This essentially means that you are more or less still likely to depend on PMC/PCMC areas for most of your needs.

And I find H'wadi at current state good only for singles working at H'wadi & want to do so for their entire life or DINK couple, both at H'wadi.

Though I hate Wakad, I would still buy one here than buying at H'wadi.

I completely agree. H'wadi is an SEZ and not meant for residential complex. Some builders have managed to get a chunk of land and started constrcting flats here. Flats distributed here and there will not attract Malls, schools or multiplexes. Wakad has an edge of collective presence of residential complexes. 54 ongoing residential projects in the area of mere 2-3 Kms !!!
