To my knowledge all IT/BT companies in MIDC Henjewadi also have land on 99 years lease. This lease can be extended. Not sure how much money is requred for renewal.

Default possession date Jun 11 is it realistic?

Guys do you think the possession date jun 111 is realistic? I dont think they can build in just one year. What is your opinion?

Possession date for Smart Home is already revised to Dec-11. The reason they have given is - earlier they planned two phases first with possession date of Jun-11 and later for Dec-11. But nearly all flats are booked, so there is no point in making two phases. Now everything is in same phase with revised possession date of Dec-11.

Not sure how true is the reason. But the construction is going on with good pace. It looks like they have completed the foundation of few buildings. It normally takes 6 months after external and internal walls are completed, so Dec-11 also looks tight target.

There is minor upward change in the rate that was offered at the time of launch. Floor rise based pricing is introduced.

In the premium scheme, all slabs of Tower B are completed. So there is good chance that Tower B possession will be ready by Dec-10. Still the question is - Can you get morning newspaper and milk in this place by Dec-10? This is bare minimum requirement to stay.

Thanks kedarp for your reply and valuable information.
Guys anyone knows what is the true availability of flats in smart home? I called Mr. Pramode Fund and he told me that garden facing only few are remaining. One in A18-12th floor, one in A2-8th floors few on first 2-3 floors. He was not willing to disclose more rather not interested to talking much. I am interested in booking flat there. I have seen this site 3-4 months back. At present I am not in India. If nothing is available then I will have to go with A2-8th floor option.

I don’t understand one thing that why all these sales people behave the same way? As if we are begging for flat...

They behave that way because people show their desperation to buy a flat even after knowing that the price is unreasonable or the fittings and amenities are not upto the mark.

Because people are literally begging. So what different behavior do you expect? This is called seller's market.

Anyone knows the true availablity of flats? Mr Pramod Fund told me that all non-garden facing flats are avaialble?

I am interested in garden facing one.
