Some very new or new members' posts smell like builder's agent. Watch out when you see posts that says I booked today then few minutes later some one says me too. A day or so later few more piping in saying us too.
Then asking each other which bldg are you in etc etc smells too fishy to me.
My 2 cents.

You can get them at PMC/PCMC websites. However, the latest mods are available at 'Khetriya Karyalaya' of that particular area. One of PMC office is at Ghole Road, off JM road where you can find the DP plans.

However, a revised plan from Mah govt will come soon, so better wait. Will keep you updated in this regard.

After my unsuccessful attempt of booking in Blue Ridge under corporate scheme (which could not get lower rate), I finally booked in Megapolis premium scheme at 2800 per sq ft. Builder has promised possession by March-11. But I guess it will be not be before next July.

Finally, after long wait, this project seems to be moving.

I think there are both +ve and -ve points about Hinjewadi. But my reasons are -
1. We both work in Hinjewadi and currently stay in Dhankawadi (some 30 Km from Hinjewadi)
2. Budget is 35 Lakh for 2 BHK (all inclusive)
3. Sometime back I sold my flat in Thane, so I'd to book in timeframe to avoid Capital Gain tax. So I can not wait till further correction which may or may not happen.
4. In terms of growth potential - Hinjewadi has very good potential to my knowledge. There may be other areas better than Hinjwadi, but I am not expert of all the areas in Pune.
5. I have gone through both draft agreement and lease agreement with MIDC. Kumar properties are transperent enough to share the lease agreement with me (though it contained all commercials). As per the clauses in this agreement, MIDC will be responsible to provide both Water and electricity.
6. Though the project was earlier delayed, but now building B & C are progressing very fast with nearly all slabs and walls completed. I do not have to wait for 2-3 years for possession (compared to other newly launched project)

Main negative points are -
1. Hinjewadi as area will take many years to develop. Unlike my current area where everything is at walking distance.
2. Overall project will take many many years to complete. But again good thing is most of the amenities are cluster wise. So for every 6 buildings there are set of amenities. So I will have to wait till only my cluster to complete.
3. Appreciation will be slow as there are more and more townships are coming. But I am seriously thinking to move here in another 2-3 years and not to sell it. So appreciation is symbolic.
4. Approch to Hinjewadi - no medium term solution to it. But if I am anyway working in Hinjewadi, better to stay on other side of jam.

I currently live in brahma sun city on a rental basis . My owener booked the flat at around 2200 psf 4 years back . currently they are quoting 6000psf for new the buildings coming up in 2013.
I believe if the project has a good off-take the builders themselves eventually raise the price . Hence the reason the open booking in phases to estimate market response.

I think the project can appreciate by 2016 the estimated time line for completion of all buildings

True. But Megapolis is supposedly the ceapest. For Ex. Kolte Patil is coming up with a 400 acre township near munjri (Hinjewadi) and they quote 3000psf while they have nothing on ground. Atleast with Megapolis so see some construction happening.

Would love to know your views on this as I am seriously contemplating to buy a house in Megapolis

reality_champ,

I have given my views in my earlier post. Given my budget, knowledge and work location, I liked Megapolis. I think they have good construction quality also. But that is my view. Many other members will point you to 10 other reasons why not to buy here. So think about both sides of the argument.

As far as price appreciation is concerned, we can speculate, but we wont know for sure. Prices can further rise or it can come crashing down also. I think the main criteria should be
- whether you like the project
- Are you comfortable with current rates
(e.g. I liked Blue Ridge better than Megapolis, but was not comfortable with the rate)

You also think about the lease arrangement with MIDC. As posted in this and other threads, some members are not comfortable with lease option.

One plus point is - building completion is nearby. I estimate they will be ready with B by March end and C&D by June end. Tiles fitting is in progress in my flat. Though not all amenities will be ready, it is comparatively better than other project with 'pre-launch' offer.

Can we now why you specifically chose an under construction building, when in Hingewadi itself there are so many ready posession and resale flats available.

Where are ready possession flats available? I have not seen a single construction by any reputed builder which is completed yet in hinjewadi? Give some more data to elaborate your claims
