Hi All:

I need some information about Peony, Baner. The builder is quoting 2850-2900, I have visited the place it looks good, well connected to Bombay-Bangalore highway and Hinjewadi. I would really appreciate your frank opinion about the area and rates.

Is there any scope for further negotiations or 2800-2900 is the standard rate for this area?

Hi Ashish,
Did you book in peony or not? I feel the builder can negotiate till 2600- 2650 psf. Rates in this area varies from 2600 to 3000 psf.
I am also interested in this property.

Anyone else got any idea on this ? Even I saw this property, the posession is apr-2010 and dont know if that will be met or not..

Also, the there is no proper road in this area, which is a concern.

Also, forgot to ask whether PMC water supply is there or not

Ashish, thanks for responding but did you notice that they are charging 35% loading (Sellable - Carpet) / (Carpet) whereas Venezia is charging 25% loading..

So, effectively you are paying 2700 + 10% of 2700 = 2970 per sf price.

Would you mind sharing your email/ with me, I wanted to get some idea about the location, the builder and mostly the underlying water problem in that area.
