Default NaikNavare's Dwarka - township at Chakan-Talegaon road

Hi,

How's the future prospective of this town ship for investment purpose?

Currently they are offering 1500/- psft rate.

I appreciate if you would share your views for this investment.

1500/-... so that covers all Land Cost + Construction Cost + Builders Margin + Financing Costs + Misc Costs.

Clearly shows what some of us have been saying.. the construction costs are not too expensive....and can be covered easily in Rs 1000 psf.

Sorry for diverging from the topic... but i had to make a point here as the rate was quoted over here.

I do not know much abt chakan area but I have seen Naiknavare's projects silven height & Imperial residency and construction is very good. Also feedback from residence was good abt timely possesion. But Dwaraka looks like very big project.

If I am right, this is what is being called as Bharat Pattern, where affordable houses in large scale will be constructed. The hitch:-
Further modifications of layout may exists, location isn't convenient for those staying & working in or near PMC limits, schools, the local crowd too. Rates are low but still remain high w.r.t. Chakan. As there would be no highrises, such price in not justifiable coz the construction costs rise only after 15th floor (same goes for Pune builders who charge for floor rise. Floor rise is applicable only when building exceeds 15 floors).

1500 for Chakan is same like paying 3.5k for Balewadi.

I know most of the projects in Wakad in 2004 were launched with price of 800/Sq feet.
So its very difficult to believe construction cost can be between 1000-1500. There is definately
something fishy in it!! My own apartment in Viman nagar when launched was 800/sq feet.
with all amenities that you can name.

Default Sara City?

Hi realacres

You are right the specs do not refer even a medium end product.
By the way there is one more project nearby 'Sara City' the rates are almost the same.
They are an Aurangabad based group (S. Agrawal), also into contracting
I'm going to visit the project soon for my investment needs, in the meanwhile does anyone have any positive/negetive feedbak on sara City.

I have once stayed in a Naik NAvare porperty on rent and was quite impressed with the construction quality

One of my Friend booked in Eiffel city Chakan, last week at a rate of 1998/- psft. I think Naik nawre and Sara city also has same rates now as lot of big Auto companies are opening their fascilities in chakan

Hi neeraj thanks for info, Can you please let me know about other charges, total coast. My brother is looking to book their, he is in auto sector. When he visited builder quoted 2200/- psft, tow week back.
