Many times builders get extra FSI while in construction phase and then they increase the number of floors. If the project is not in PMC/PCMC limits, generally initial permission is only for 4 floors and further it is increased to 6 or 8 floors.

In this case, you are saying that he has done slab and brickwork will 12th floor already whereas he has permission for only 4 floors... BOSS... be carefull...

I think that is not the case here. He already has 2 buildings at normal FSI (as per PCMC) where houses have been sold and registered. I would assume building a 3rd building (on same dimensions from plot perspective) would not entail a curtailed approval till 4th floor. Doesn't make any sense.

I strongly recommend not to buy here i.e. projects whose approvals are not in place. In Mumbai, seen some cases, where builder sold & later the BMC got into action & demolished higher floors. During this period, though lower floors were not demolished, the impact was such that severe cracks were developed in the flats below & as usual, builder said that "There is nothing what he can do coz no one forced you to buy here".

Now it is upto you whom to listen:- Documents or builders words which float on air!!

The problem will be delayed possession , no pcmc water supply in your home and for your building. Now he will speak sweetly to you and tell u that there are no problems..once you do the agreement he will not even recognize you ..

A 1BHK flat which my Dad's Sister bought in Dombivali was constructed on illegal land.
Building stood tall for few years, before being demolished. Now after 6 years there is settlement between the parties.
Builder is now asking few lacs more and giving one extra room (2 BHK).
He will use the amount to pay for the land (legalize it) and part for construction of new building.

Moral of the story: Builder (winer) sold illegal flats and kept the money in his pocket for years.
Buyers (losers and fools) after paying full amount, rented for 6 years, some paid EMI too
In the end builders are winers even if they construct illegally In worst case they can bribe and go unpunished.

My friend booked here for 2800 psf. He got a 3.5BHK ready for 43.40L ( all inclusive). His was the last flat in ready poss. (thats what the builder quoted). The new wing poss. is in June. Frankly i did not like the lay out of the flat & the complex.

Thanks for the info vishrups. When did he booked ? Builder already quoting 2900 psft. Looks like he has not negotiated harder.

Not yet. Expected possession is by May for my flat. I am expecting construction quality to be moderate and am expecting to do a decent overhaul as and when I finally move in to live
