I have booked flat in florencia last month. But they said construcation will start in feb. As they have changed their intial plan of 7 floor building to 12th story.

Also does anyone has any feedback on it? Doesnt look like there is an ebrochure for this.

Visited the sample flat last week, it looks good.
But heard that builder is not PBAP member yet and also the project plan has not been approved by banks yet. K_shank could you please share the rates and other info abt this? |

Hi..
I just visited Florencia near kaspate vasti. They are asking for 3300 rs per sq feet. Any idea why rate are so high?? At what rate they can negotiate? |

I visited a month back and yes they were asking 3300 psf . Rate is high because investors with cash will book flats at lower rates , so builder has cash in hand , has to borrow less and can wait for long time for flats to sell at high rates . Also hinjewadi people will pay anything to stay in Wakad , PS and adjoining areas .
My question to who have booked : Guys , how do you book a flat just looking at the sample flat and project plan ? Plans haven't been approved , construction not yet started , what makes you believe so much in the builder's ability ? I know a person who has booked at 2700 psf in nearby area about 6 months ago and still the flat agreement is not done . The builder now wants to increase rates and asks the person who booked to take back his booking amount . All types of unfair practices are going on in this area . Pls be diligent and dont give your hard earned money or be an EMI slave for life out of fear that real estate will increase exponentially

Investors and ITG's are really crazy(even i'm an ITG), who has so much faith on unknown builders. They make themselves Bakra of builders and builder keep doing his crook activities.
I request all, not to be inside trap of crook builders. Check all required documents, verify documents with a loyer, check builders previous projects, check the "ghapla" done by builder in previous projects, don't take lifetime decision in minutes, don't believe in builders marketing gimmicks, check the carpet area with measuring tape, negotiate with builder for rates and if everything is fine then go ahead with your booking. |

i think construction started , plinth has been done..for C wing , where I am looking flat.. Cud u pls tell me which document shud i ask for builder to chk with lawyer? (if plan is not approved yet ) |
