Last year i was looking at Sundar Shrushti but the approach road is extremely narrow... even two cars coming from opposite directions can block the traffic.. and because of the construction activities, trucks are going frequently.. they block the entire lane immediately.

I went there and they told me that everything is booked .. .. only new building was available but they kept advertising 'ready possession' flats in Sakal news almost twice a week... i even saw many flats with no owner name mentioned in the parking lot (This is a feature of Dharmawat builder that they have proper name plates/mail boxes in the parking when possession is given, so absence of owner name simply indicate that flat is not sold... )

Back to the lane, there is a small preschool on this lane, so any road widing efforts in future has potential to go in court and stay there forever... i guess there was a Kumar project nearby which was stalled too...

The only advantage of Sunder Shrushti is that it has an access road... physical road which someone can at least use to reach home somehow... (in worst case, climbing on the stalled cars, trucks, etc)...

There are concerns on Sunder Shrushti quality aspects raised by some members... so i wont discuss them again...

This is July 2009 information.. but i am sure most of the things will remain unchanged except exterior paint...

Yep, it is of Kumar Properties. Now there is also Goel Ganga Development project, Ganga Paritosh or something like that here which doesn't even have NA.

Now coming to basic issue irrespective of the projects:- The small lane which passes through Mahalaxmi-Dhanlaxmi soc....this is private road given by soc to PMC, so no further scope of widening, the residents here have already lost most of their gardens in previous road widening. All projects like Orbit (1km) & others like Sunder Srushti, Satellite etc, are almost 1.5km, & this small lane really irritates. Road is wide only in front of Orbit & again becomes narrow at lane which goes towards this Srushti project. The DP road of river is pending, so don't know how it will impact the traffic flow here. Last year I was here in Ganeshutsav, & I got stuck in traffic for lot of time as even this tiny road was encroached upon by mandals.

I have seen some DP road in Shivsagar's adv.....I though it is same road of Sundar Srusti that will extend till highway....is that correct?? If yes.. how r they going to expand this road .

In DP, this is the road which will connect the warje-vitthalwadi road to the highway passing in front of fire brigade station. However, there are constructions as pointed by punerebuyer/prb at this place, so road widening won't be easy. Again, the road will be narrow from Anandnagar upto that chowk (forgot the name) which lies before Orbit.

All in all, until & unless the riverside road comes up, I have no hopes of this road being widened anytime soon. Btw, land acquisition is yet to start & all the DPs of 23 villages merged post 1997 is pending, which also includes Balewadi, Bavdhan etc.

* Heard that Sun Planet buyers are feeling the heat as Sun Satellite possession has started (to some buyers only) & yet they are unable to see the riverside road & they worry how will they reach their houses in planet once ready. Man, don't know whether this can be called stupidity of buyers or intelligence of the builder to sell flats without roads.

Default Suggesstion needed

Hi All

I have booked 3BHK(1418sqft)flat in Sun Planet last year nov.Now almost a year also paid 90% of total package.After that construction pace is almost zero.Builder has added one new building.No approach road yet as they project was sold on Proposed DP road and no signs of its construction yet (forget about the completion of road).
Every time I call the sales representative they give different options for road.If you know the area then options like" you can use road thro Sun Satellite" "we will make kaccha road behind the Sun Satellite upto Planet until DP road is ready" and all.
Flat construction is stalled.Don see anyone working on site.I am a NRI.Most of the buyers are NRI so don't think anyone chasing him.
I need your advice like what can be options for me in this case.Like can I cancel the booking as I have not taken the possession yet and use the stamp duty for buying other property.Or the rate has already rose 10-15%.Shall I wait till possession and see if something concrete solution comes for road and then sell the flat to someone.

Appreciate your replies.For me I am thinking to wait until possession and then decide on selling or keeping the flat.

This is what happens when one trusts the builder blindly. Never buy anything based on DP or PROPOSED.

Mere lame excuses, nothing more. This is just to keep mouth of the buyers shut, temporarily.

This means that even builder clearly knows that road will not be completed for long, else he would have completed faster & sold "last few flats" at higher rates.

You get stamp duty if you cancel before possession. Else, you have to sell the flat later once complete, pay capital gains tax & quit. If ready to hold for long, i.e. till road completes, then hold....but see the EMIs being lost.

I suggest you clear this issue from PMC, then & only then you can take a final call on this. Hope this helps.

Do u see any other option here...i think u need to take decision after u have other option in hand...70% sites in Pune has similar issue about the road etc...

What is the possesion date they have promised u?

Just becuase 70% projects in Pune have these issues doesn't justify this act.

I think I can understand his pain better that's why I am not pinpointing his mistake instead suggesting him what should be done next.

Provide suggetions about what can be done next instead of just writing PHD thesis on his mistake...

Kiranbhai, if you sell the flat within 3 years of possession, you will be charged full tax as per your income slab. Only after 3 years of possession, the long term gains apply, and you can invest that profit in other real estate for tax exemption. So in your case, my suggestion will be to wait and watch, as it will be otherwise a losing scenario, since you have waited so long.
