Honestly, I do not stay there (or in Pune), so I am not aware of this access blockage. I did not opt for wooden flooering, so no issue on that front. The plumbing is Jaquar except that for basin taps which comes as a single unit. The basin etc. may be chinese. But nothing catastrophical has happened till now though there are a one or two problems which I would term as minor (like little bit of bubbling). My tenant too does not have any complaints. When it comes to ST payment, yes, he has not provided any receipt for my 17-18K. But I don't think that should be a problem for me anytime as I would anyway have to pay the ST and I did it through cheque not cash. My whole point is the entire RE sector is heavily weighed in favour of builders and whether one accepts or not, builders dominate the position rather than the buyers. In the given scenario, I never expect that I will get VFM. Rather, I would be content if my decision does not happen to be foolish. Tell me any builder who would provide VFM, it's just that one may be a little less worse than the other. If this is the result of market forces (demand-supply, dominant positions, regulations etc.), so it be. No builder forces consumers to buy his property by taking law & order in his hand. So the buyer today has to discount all these and make the best choice of the available options........no point in cribbing.

Thanks to realacres and yogook for taking this discussion forward.

As you said, in the current circumstances, best thing to do is just accept the market rates and find an accommodation that fits your budget and needs. I feel the same for Anand. Since total area is less compared to Satellite, total price is less in spite of slightly higher rates.

Yes, it's closer to river. But I am counting on the new walls getting constructed in that area. I met a person who stays there next to Anand. He said, last year water did touch Anand basement but that wasn't coming over the walls. The water came backwards from where the wall work was still in progress. And I have to say, last year's rain fall was one of the highest in Pune over last 15 years or so. Also builder says, they will be raising the plinth which will be a few feet higher than old construction in that area. So this risk of water logging should not come into picture.

This access road to planet via satellite was such a burning issue man, it is strange you didn't knew it !! Seems you are investor or had some land against which you got the flat (there are few 10s of flats given to landowners here) & therefore least bothered about what happens here.

Most of the things are Chinese, except for most of the taps & electricals. Tiles, showers, lights even those which are in common area etc. And forget this man, what about no cement plaster being done internally ?? Basins falling off, curtain rods falling off, but then you won't be concerned as you are investor, nor will the tenant look at such things closely as they are least bothered.

The service tax for you was negligible. Imagine for those who paid over 1.7L as ST & this too was informed later, post agreement. And why is builder not issuing receipts for this amount ? Coz he never paid it to Govt, especially on those agreements done before July 10.

The cheques were encashed without the knowledge of the buyers & that too from saving a/c as bank loan was already sanctioned on amount sans ST.

My friend had been to Horizon, Balewadi in Nov this year & the sample flat was horrible in terms of fit & finish. If sample flat itself is junk, imagine what will be issue after 1 year post stay ?

Btw, if you wish I can even give you latest update for this as my friend's relative has a flat here.

And yes, just because several builders are crook doesn't mean one should tolerate the non-sense stuff. And I agree no builder forces buyer to buy but the builder is bound to keep his word once buyer buys, right ??

There are people who will spend lot of time & energy fighting if servicing of car is not done properly, but adjust with such builders. It is due to such spineless buyers which encourages builders to keep commiting such crooked acts.

Even if 25% of buyers fight for their rights, entire RE scenario will change.

** PS:- Builder is not doing any favor to the buyer by delivering what he promises. Do you go & keep thanking a car company if the car is delivered alongwith tyres ??

The area is low lying & risky. I won't bank upon the thing that wall construction will stop water for simple reason that the retaining wall work is going on for ages.

It is best to look for some ready poss. You can see how is Shivsagar residency, it being ready poss.
