Default Need Information about Sun Satellite, Sun Planet

Hi All, If anybody is having any information about sun satellite and sun planet at sinhgad road.

Biulder is quoting Rs 3700 per sq feet.

When you will negotiate with him ,he will only reduce around 150-200 per sqf. So just ask yourself, is this a good price for that location ?

What is so great about Sinhgad road. I have passed through it a couple of times and saw nothing to justify a rate above 2500.

Of course i only went from the Rajaram bridge to Sinhgad fort so may have missed the real area..

I think as the Sinhgad Road area is already developed, its close to railway station/bus stand/city center are among positive side, which can take it to higher than the few other areas, but still i think the rate of 3500 doesnt justified.. If you can look back about 2 years back...the rates were hardly around 1500 -1800. so dont think more than 2500 justified by anyone..

I am also searching on sinhgad road and visited nearly all projects.

Soba Optima: Location is good and rate is 3200. But the size of the flat is too small. for 925 sq feet carpet is around 600 to 650. Flat looks too small

Sun Planet: Location is not good. Builder is saying that there is propose 100 ft dp road from riverside which will be completing in 1.5 years and it will connect to highway but i dont know when it will be completed. rate is 370.and size is also 931 sq feet and 625 carpet. But flats looks bigger and better compared to soba optima


Goel ganga : location is good but for the same ares two diffreent rates. so dont trust on builder.



Prathamesh tulip: Location in opp to sunder shrushti and flat size is alos good aroub 740 sq feet carpet and 930 build up. Rate is 3700 but the builder is known.



Sunder srushti: only 3bhk available and it costs around 45 lacs. I am lookiong for 2bhk.


also resale rates are nearly same. Only 2 to 3 lacs difference btwn old and new flat. so better to buy a new flat.

so panning to book in sun planet. which costs around 3700000lacs

Any suggestions?

Sun Satellite has road passing through it. The gate put up by builder is actually a part of road which goes towards Warje.

Sun Planet doesn't have approach road. Builder was planning to give one through Sun Empire, but Empire residents have obtained a stay on this & soon co-operative soc. will be formed. It will take over 5 years for Vithalwadi-Warje road to complete.

Hence, get a helicopter before buying at Sun Planet or better still a Spaceship!

Nothing over INR 2000-2200/sq ft is worth here.

* Sun Empire Ph1 went for INR 950/sq ft! A jump from 950-3700+ in less than 3 years is ridiculous.

If not Sun, can you suggest me any other good site on Sinhgad road?
I am looking for a 2bhk flat and my budget is around 35lacs

Can easily get resale at Sun Empire & Suncity ph2. But to be frank, 35L for 2BR at Sinhgad Rd. is too high. Hence, either reduce your budget or opt for better locality.

What will be the price for the resale 2 bhk flat on sinhgad road near sarita nagari and near sun city?
near sarita nagari all are quoting around 40 lacs for 2bhk
