Hi,

Does anyone know about the builder Sai Shrusti, whose project is Sai Veerat (near Sun Orbit) off Sinhagad road? I visited the site last week, here are my observations:

Pros:
1) Layout is good. 4 Flats per floor (2-2bhk, 2-3bhk) with no common walls.
2) Flats internally have atleast entrance passage (which is missing in most of the projects).
3) Builder claims to have vastu complaint flats (although i dont know how flats opposite to each other are vastu complaint).
4) As hall and dining is L shaped, so you get a feeling of bigger space.
5) Room sizes are decent (compared to other projects in same area).
6) Only 2 building, with no swimming pool and other fancy items. (Hence supposedly less maintenance per month).

Cons:
1) Rate of 4200/sq.ft !!! (Although he has a special launch offer of 3751 for first 10 bakras).
2) Its way inside, however with more proximity to highway then Sinhagad road. However with new road coming up, i think it would be a good area to stay.
3) Currently only 1 building is in progress. 2nd one will start in about 6 months (i.e after 1st one's planned possesion). So the people who will be moving in first will have to stay in kindof construction area.
4) No useful amenities like solar water heater, piped gas (although he has garbage chutes).
5) Only one balcony (attached to living/dining).

The costing for 2bhk is around 50L, and for 3bhk is around 60L (NOT with the discounted offer).
Does anyone have any information about this builder? Also, wats the rate i can look at that area? I have seen mittals projects, and mittal is quoting me about 4100 for one of his 3bhk (non-negotiable). I am interested in 3bhk in anandnagar, sinhagad road (not dhayari) with budget around 50L.
