Default Only Top flats available

Has anybody else experienced this or is it coincidence that I have only experienced. We went to visit some sites this Sunday. And on all the sites only flats at the 10th and 11th floor are available. Is this another tactic on the builders to sell the most difficult flats first. That appears to be my moms opinion.

Right. I went to Roseland Rythem and Rosevally and all that available was the top floors. Not sure if this is yet another trick.

this is even more common in delhi ncr region as high rises are few and most people prefer to purchase lower story apartments. I was asked by a leading builder out here 'Amrapali' that all other points can be discussed only if 'I agree to floors 19 and above ...'

in mumbai - pune , top floor are always sought after except for the top floor or a floor below top floor ( i found in almost all buildings terraces of top and one below top is not covererd, and if u wish to enjoy the rains then those become meaningless).

but i think that maybe the heat during the summers and the leakage possibility are the risks.
any other negetive points of the top floor? and advantages?

also i have seen many people create a cover over the uncovered terrace, just want to know is there any legal issue if anyone modify the structure and make the terrace covered

Possible problem with Top floors that i could think of
  • Heat during summers
  • If the quality of construction is not good then water leakage.
  • Possibility of theft although most people now days have box grills.
  • Sometimes the builders even if they don’t have sanction of more floors build extra floors. So while going for top floors the buyers need to be extra vigilant.
  • Floor rise being charged and so Top floor would mean more psf rate.
  • Incase of Terrace parties music noise loudest at Top floors. Also foot thumping dancing noise is “formed”. . Especially on some songs like "Koi kahne..kehta rahe (Dil chahta hai)"

Default Some adv of top floor.

Personally, I prefer top floor flats only if there is overall good security & thermal insulation coat done on the roof with proper insulation for water too.

The dis-adv have been mentioned by VK. Here are some adv:-

* You get best ventilation in terms of light & air. In lower floor especially if buildings are situated close by, light doesn't come before noon, no breeze either. I don't know about thunderstorms.

* You can see lower floor balconies, but from lower floors, higher floor balcony is not that easliy visible. This is useful if you have, you know...:p

* If there happen to be any downmarket people living above your apartment, be prepared to get soap water falling in your balcony, clothes hanging on your face especially blankets, saris etc. Gosh, had this been Canada, no such problems due to not so big clothes. Other thing is wrappers which some throw out from balcony/window. Hair in worse case is also thrown. No civil sense at all.

* Some people instead of mixers use (hey, what is that bowl & hammer called in English which is used to make chutney or grind coffee?)
This means getting disturb at odd hours too,

* Top floors offers best view amongst all. Of course, in case of podium level garden, people may prefer lower floors too.

* If the building falls, you are the last one to go.

* Last but not the least, you are uncrowned king of terrace coz hardly anyone from lower floor comes up or normal days. They prefer to go in parking, amenity area etc.

Btw, putting up fibre structures is OK. As long as you don't take the balcony inside by either making makeshift structure or walls, you don't have to worry about that. I suggest you go for retractable structure, something like car sun-moon roof which can be folded & you get open view, else it can be closed.

Your mom is right. Top floors are more difficult to sell compared to lower floors. On top of that they command the floor rise premium that not many people are ready to pay for. I have seen this happen in Park street who seemed to have sold the entire project within weeks of its launch only to offer me top floors and few unwanted and tough to sell flats. Its a different story that they still have lower floor flats to sell even now after 2.5 years of project launch.

is it legal to make a terrace cover similar to that of hut i.e. steel angles and then placing the tiles/earthen structure .

One more issue with old buildings top floor is lift in bad condition. It is very difficult with outlifts. And lift start giving problem even after 2 years. In Kunal Icon (only 5 yrs old) I found lifts always under maintainance.
