Thumbs up Park express Balewadi Pune

Hi,

I have seen the site of park express at balewadi baner Pune. The project is really good and rates are very competitive. I am planning to book a flat very soon.

If any one is interested in this project and willing to purchase the property. We can form a discussion group.

what rate are u getting & when is the possession committed???

i think the rates being negotiated is close to 2650 psf!!dont think u sud give more thn tht!!

if thr r enuf pple being interested in the project, then may b we can go for a group booking!! let us add d views here...the possession is a bit late..but seems thr is a clause for the builder to reimburse the rent amount if the possession is beyond the committed date!!

I will buy a ready possession from builder at this rate even today than wait for 3,4,.....10 years for this site to come up. It is right behind Gateways & gateways resale are going for INR 2500/sq ft. The quality of gateways is very poor hence dropped the idea. Add to it that project is going on for last 5 years & will require atleast an year to complete.
Bravuria is going for 2375. Don't know if this Park Breeze gets later converted to affordable segment with 1,1.5 BRs like Mithila, Ackruti, Queenstown, Goel Ganga or Gera.

Rent is far less than EMIs. There is no point getting 8-10k rent from builder & paying min 30k as EMIs.

i m ok wid the reimbursement clause!! and also i m ok wis 2 yrs timeline if tht saves the loan amount i ll b going for!!

things we sudnt discount is when we go for a ready possession flat

1) we ll surely b paying a premium (atlst 100-200+)
2) noone can predict the future
3) we go for a lump sum loan and the interst tht u pay over d years actually complensates ne reduced price u wud hav hope for (HOPE!!!!!)
4) atlst when u go for a staggered payment, u save a bit of interst on them!!

PS : just my personal views...i ll aslo jump at any ready possession flats if it is smwhat cloose to my budget and satisfies VFM

This is the hitch. Can't trust the builders on their commitment on possession date. Seen this, hence warning you. What if the floor plan changes like Mithila?

This Park Express is by Pride purple group, but dont see this project on their website...even I tried to googled it, but no luck

Why this builder not having this project on its website, as in todays world, having a project on we site give you more enquiries then by any other mode...
