Default Park Royal Wakad Pune - Is it a good deal to purchase a 2 BHK flat over there...?

Hi,
We've decided to purchase a 2BHK garden facing flat in Park Royal, Wakad, Pune at Rs. 3150 per sq. feet. We liked the location and were impressed with the quality of the work, at least from what we could perceive through the show flat. However, in later discussions with my friends, I was told that City Pride developers, in general, have had a history of bad development and the customers have had painful stories to tell with their earlier projects such as Park Street and Five Gardens to name a few. This was confirmed after I did read some reviews on the internet about their projects.

I am confused now as to wheher or not should I go ahead with this deal and if I am doing any mistake. I would be very thankful if someone could give me correct advice. It is not too late for me and I can withdraw.

Please help...!!

Are u going for an under construction ( what stage is current development) or ready possession? If its the latter - you would see most of what you will get at least in principle. Normally advisable to avoid very new or early stage constructions schemes irrespective of builders.
Dont get overwhelmed by internet responses, these are mere opinions. Take facts by going to the site often to validate - if that permits.

Your concerns are valid. Pride Purple do not deliver what they promise while booking. This has not only happened in their 5 Gardens and Park Street project, but happening in the Park Royale project as well. You should talk to some people who have booked there. Also ask the sales people about the complaints people have raised regarding quality. Search this forum for park royale or pride purple and you will get many views. I wouldnt recommend investing in an under construction project with them. It is totally your risk. Dont get fooled by the sales presentations.

Sincere thanks to the replies. I have actually gone for an under construction (The 'I' building). I'll definitely go back and do a more thorough investigation at my level before proceeding with them now. Just wondering, if there is anyone from Park Royale who has purchased a flat over there, so I can speak to him for more inputs.

I actually am going for an under construction possession for which is promised in March 11.
I'll just go back and check thoroughly one more time.

Few days back I visited this site. Overcrowded and there is the difference between the claim area in the layout and the actual size. I measured the rooms with help of tiles size and that differ from the layout. Have a look on it before giving the token money.

So many builders now doing this. Need to mention this point in Samajya to Jitu. This is the 4th case where actual area is less than that shown in floor plan. These Pride Purple Group chaps are crooks, show flat is different than actual, possession is delayed. In 5 Gardens even the floor & ceiling are not in 90 degree, indicating poor quality. The flooring too was different than sample house. I won't buy at Pride Purple even for 80% less than market rates.

I dont know how much was the difference in claimed area an actual area. but one has to know that dimensions mentioned in brochures are always unfinished to unfinished. hence actual dimesions are bound to be less by 2" to 3" due to plaster/ pop finish. but if the difference is more then its a concern.

Carpet area is measured from finished wall to finished wall and it excludes plaster. So how can you say that carpet area can be less by 2" to 3" due to plaster?

I did not use the measuring tape. There was significant difference in the term of the tiles. I understand 2” or 3” is not a countable area.
