Hi,
We've decided to purchase a 2BHK garden facing flat in Park Royal, Wakad, Pune at Rs. 3150 per sq. feet. We liked the location and were impressed with the quality of the work, at least from what we could perceive through the show flat. However, in later discussions with my friends, I was told that City Pride developers, in general, have had a history of bad development and the customers have had painful stories to tell with their earlier projects such as Park Street and Five Gardens to name a few. This was confirmed after I did read some reviews on the internet about their projects. I am confused now as to wheher or not should I go ahead with this deal and if I am doing any mistake. I would be very thankful if someone could give me correct advice. It is not too late for me and I can withdraw. Please help...!! Thanks A friend from Pune |

Are u going for an under construction ( what stage is current development) or ready possession? If its the latter - you would see most of what you will get at least in principle. Normally advisable to avoid very new or early stage constructions schemes irrespective of builders.
Dont get overwhelmed by internet responses, these are mere opinions. Take facts by going to the site often to validate - if that permits. All the best |

Sincere thanks to the replies. I have actually gone for an under construction (The 'I' building). I'll definitely go back and do a more thorough investigation at my level before proceeding with them now. Just wondering, if there is anyone from Park Royale who has purchased a flat over there, so I can speak to him for more inputs.

Few days back I visited this site. Overcrowded and there is the difference between the claim area in the layout and the actual size. I measured the rooms with help of tiles size and that differ from the layout. Have a look on it before giving the token money.

I dont know how much was the difference in claimed area an actual area. but one has to know that dimensions mentioned in brochures are always unfinished to unfinished. hence actual dimesions are bound to be less by 2" to 3" due to plaster/ pop finish. but if the difference is more then its a concern.
