Default Pimple Nilakh - How is this area?

Hi Friends,
I am looking for a 2BHK flat around 1K to 1100 sft area, with budget of 30-32L. I checked pimple saudagar, its all crowded and good projects are mostly sold out. Wakad - There are some projects which I checked, but the price they quote is high and also some of them being good plan, the location is well in between the village. Pimple Nilakh - I do not see much of the projects coming this area, not sure why (may be as there is a defence land that side). But, this place looks less noisy and do not have a concrete jungle. I am not from Pune. But, may settle here after some time. I would like to have home for myself, and also looking for appreciation of that investment in future. Rates the builders are quoting is around 2500-2700.
Do you guys have any suggestion about this area.

Hi
Regarding the place.It is quite but the fact is that you wont find transportation in that area
the Buses are few and during night if you are stuck autos will charge a fortune to go small distances.

If you have you own car then this place is good for you.

It is PS Annexe. Why do you want to stay in such under-developed area? In your budget, you can get one at PS too. Don't waste your money for Nilakh. Bad public transport, rickshaws almost invisible. Why not check out resales at woods? It's on main highway & free from noise too!

Default Quite and serene

The area around Nandanvan, Gulmohar and Freedom park is quite good from a residential point of view. However, the biggest drawback is that it is quite secluded. So, independent transportation is a muct and you have to have your own vehicle (and a driver too if you have your parents staying with you who don't know driving).Basic grocery items are now available within 2 kms. But you will have to plan for it. New shops are coming up on the new road that is going to connect this are to Baner. So, some developments will happen. Some expensive projects are also under development. This should be a pretty good place in about 3 years time (and the prices which should prevail then are already quoted by all the builders in this area). The biggest advantage is the quite and serene surroundings and the zone has very less pollution (away from the main road and not many buildings etc). The area will not become like PS because of huge defense land on one side and the river on the other side. Hopefully, that land will never be sold... and the place will be saved from becoming a concrete jungle. If you can get something in the range of 2200-2400 (considering the current prevailing rates in all the areas), then it should be a good deal. Problem is it is going to be very difficult to get this rate in this area also... as builders are quoting 3000-3500.

Bottomline : If you can manage on your own for commute and transport and can plan your grocery shopping, then it is an excellent place to stay. Very quite, green and pollution free. If you like the hussle and bussle of the city, then you may want to go to PS or projects like Park Street, Woods which are on the main road. It is a personal choice...

Missed to ask you in that reply...

Can you please share the names of the builders who are quoting 2500-2700 in Pimple Nilakh and in which part of Pimple Nilakh? I have spoken to a couple of them and they are quoting 3200-3500.

which builders are quoting 3200 in pimple nilakh?

Concord portia in balewadi is quoting 2700, with 3 BHK costing 41 lakhs (2 BHK are sold out)

Do not remember the name of the builders, but can tell the project names. I checked with Sulochana city, Oval Spring, GreenFields, Midori Towers. They will not start from above rate, but with negotiation they came down to this rate.

Sulochana has changed the layout altogether (he is a NCP people). Midori by Vikram developers has far away possession date, hence best to avoid it & for Oval, check relevant threads.

I visited Midori Towers, though the floor plan is good, all flats on west side has a straight view of Balewadi Smashan Bhoomi across the river. I am sure, no one would like see such a sight.
They initially quoted rate of 3300 and then come down to 3000. However, i think 3000 is also on higher side for this project.

Kolte Patil is coming up with a new project Golden Tower at pimple nilakh, not sure when the booking would start.
