Default Planning to purchase a 1 BHK flat at Clover Dale Koregaon Park Pune

Dear Esteemed Forum Members,

I was happy to find a professional forum such as this.

I am planning to puchase a 1 BHK flat at Koregaon Park Pune on resale basis.

The actual carpet area is ONLY 350 square feet & the cost per sqaure foot of carpet area works out to INR 8754.

Is the above rate right ? Will the rates fall further before Diwali ?

I am planning to get a home loan for the same from either SBI or PNB.

The above flat is for my personal use when I come to Pune on the weekend. I am looking for a location as close to Pune station as possible.

I would like your esteemed feedabck on the above. Can I get appreciation within a period of 4-5 years on the same ? If so, how much ?

8754 rate at pune i think is impossible. This rate is wrong at Pune. As per my knownldge Rate should be aound 4000 RS.

Hey Ganmath, you are wrong... i think you are new in pune... in koregaon park rates are 8000 to 14000 depends on Project and location. Even in kalayani nagar rates are above 6000.

I also thought that the rate is too high.

But kindly note that I have mentioned Carpet Area (Actual Usable area within the flat).

Nobody quotes Carpet Area nowadays.

Everybody quotes only Built up Area.

In this case Built Up Area is claimed to be 485 square feet. Then the rate comes to about Rs 6316 per square feet.

The seller refuses to negotiate even though she has been trying to sell the property since early 2009.

Any comments from the knowledgeable residents of Pune?

I think it's decent rate for clover project, if your budget is permit than you should go for this.

But as per your post, you are also looking for appreciation than I would suggest you should check for viman nagar and you may get 4000 rates for some good projects (zircon/konark campus (ready possession)).

As per my thinking rates in Viman Nagar will apperciate 30% to 40%, Koregao will 10% to 15% and Kalyani Nagar will 20% to 25%.

You may check 1 bhk in Herms Herritage through agent, resale rates are between 3800 to 4200. and size is 600 sqft to 700 sqft.
