Unhappy Plots schemes in western pune, which one to choose

Hi,


I am searching for a residential plot in hinjewadi but with so many matching options and rates, I am somewhat confused as where and what to buy. Could you guys help me in narrowing down my search.

My plan is to work near my office in Hinjewadi and stay there too. i dont want to drive as in the alst 5 years i realised that i hardly go out in the weekday. its just office and home, sometimes i find it painful to even stop by for fuel

So far I have hunted down the following, so would request you to suggest me which one i should digg down furthur. My budget is around 10-15 lacs and time span of 3-4 years before i want to construct and move in.

Budget - 10-12lac
NA so that i can take loan

1. Eiffel Olympia - plots

2. EDEN Plots

Siarung city - 350/sft

6. Silicon city - sold out .... looks good to me ... anyone selling ??

7. Vishnu Vihar in mulshi-lavasa road
yet to visit

8. Malabar Hills in Lavarde
yet to visit

9. Grivian scheme
yet to visit

10. New mahablashwar - they are quoting at 45 /psft........

Also pls let me know the diff between a farm house plot and NA plot, if there is any.

Can you please share details about the schemes you have mentioned above?
Details like what was the budget range and sizes available. I am also looking for the plots.

Guys, I appreciate your efforts to choose the different approach. It's always better to buy a plot and then construct the house. Though in this case, one will miss the facilities like Gym and Society kind of environment but at the end, we will have our land and freedom to construct as we like.

Default NA versus Farm

NA means non agriculture land. NA land shall be used for constructions.
Agriculture land is not legal for constructions. However, there is loop hole. Farmers need to stay near their farms. So, Farm house is at agriculture land. It is basically for farmers who need to stay on farms to look after their crops.

farmhouse plot by right can be bought by someone with agriculture history... and allows only 1700 sqft construction on an acre of land purchase. residential plots are on an FSI of 1.
from what u mention below - only sairung/ eiffel olympia are the viewed choices. if u r talking about walking to your work in hinjewadi - how will vishnu vihar or malabar hill help? vishnu vihar is 650/sqft ( 2000-3000 sqft) and malabar hill is 700 ( min 5000 sqft plot)

I would be interested if there are any plans for group.

First one you mentioned Eiffel Olymia it was selling at Rs 150 /sft in 2005

As far as I know difference between NA and farmland NA , there is restriction on how much you can construct on that plot.

There is another developer Ranjit he do have some plots but I guess those are on Hadapsar side. Neither I know his rates and nor promoting him )

agriculture plots allow only 1700 sqft of construction per acre of land purchased.
rest area has to be used for green cultivation.
if u r looking for hinjewadi close only...then vishnuvihar, malabar hill , nisarg is not a good idea. sairung maybe.

i Sairung plots are still agriculture land.

didnt visited the location?

can someone give more information about the approach and location.

Are there good roads to that location.

Did anyone booked there ? whats the price they got
