Default Prism Aundh: Information about the builder and project

Hello,
1. Anyone has information about the builder of PRISM aundh?
2. The website shows a group of 6-7 builders coming together for the project. Doesn't it make things messy (people are unable to handle a single builder and his problems)
3. How is the construction quality of the project.
4. What should be a decent per sq/ft rate for this project
5. Any major issues / concerns related to the project anybody has noticed (like water problem etc)

The prices are down to INR 4300/sq ft means a drop of atleast INR 500/sq ft as earlier they were quoting INR 4800/sq ft. I have no doubt that they will easily come down below Rs.3850/sq ft once on table.
But let me inform you about some facts:-

1.) The adjoining plot (between Prism & Nilay-1) builder claims would be vacant. It won't be.

2.) About 2 buildings are coming up on other side of road which are part of Prism. See the open space here, especially parking.

3.) Cancellations have taken place here as IT & investors were present in large scale as Rohan Nilay-2 was sold out completely.

4.) This project is of about 6 builders of which Pristine properties is one. Have heard complaints about the same.

5.) Date of completion is an issue & seeing current pace of work, I am very much sure that the builder is going to miss the deadline of possession.

6.) In late 2007 they had offered a rate of Rs.3700/sq ft which means that rates are coming back to older rates. Bookings rates were just around Rs.3000/sq ft. Fortunately, I was not interested in this project at that time as I wasn't here (I had just came for brief period).

Conclusion:- Even if he agrees to sell at Rs.3000/sq ft timely completion remains an issue more so as these builders have pumped this money into their other projects too which are stuck. Timely completion is an issue. During negotiation ask the builder if he is ready to incorporate 'Delay Penalty Clause'. If he doesn't agree, stay out.

Thank you Realacres. Seeing all the points I don't think I should go for it. There is no way he would come down to Rs. 3000 /sqft which you think is the fair rate which should be demanded.
Rohan Nilay resal flats are making a round in the market, but the prices are not worth as it is not a brand new flat.
I see another project just next to PRISM, i.e. Gemini Riverfront. If you have any information related to that project, do let me know. I am very much interested in getting a flat in and around that area. If PRISM is out of question, I would have the option of Gemini Riverfront only.

Thank you Realacres. Seeing all the points I don't think I should go for it. There is no way he would come down to Rs. 3000 /sqft which you think is the fair rate which should be demanded.

Why do you want to book in Prism Aundh anyway.. better buy second hand flat at similar rate in Aundh itself..

I am interested in PRISM because I want to purchase a flat in Aundh and not interested in the outskirt areas like PS, Wakad etc.
Can you suggest any other project in Aundh were I can expect reasonable rate and get a good quality flat.
Let me know according to you (realacres and akssenti) if you can suggest some good quality options.

Honestly even Prism is not Aundh if you look at it. Also, do you need a new flat or a resale would do? If its a new flat nothing new is coming around Aundh? If resale talk to a couple of brokers to get an estimate of rate in proper Aundh. When I was house hunting saw a 2 BHK in a society opposite Seasons hotel for 42L.
