I am quite interested in projects in Baner- Balewadi area. Although not visited those sites recently. Can anyone tell me what rate is going on there now, say in projects like Kool homes, Oravi, Vatika etc..? What do you think, what psf price should be worth there, and how much we can bargain there? |

It's refreshing to know that someone is exploring new sites as well. Well, all I want to tell you is, all the builders are ready to bargain, at least Rs.100 correction is always there, you can strech them upto 400-500 bucks less than the rate mentioned on their "Cost-shits", depending upon builder's own financial situation. So, it's nothing like you can't reduce the price in that area, baner, balewadi etc. Afterall, each and every location has got it's own drawbacks...so just Bargain, bargain and bargain, never give up on your hard earned money. |

Hi friends,
Have visited concord proxima near MITCON in BALEWADI. I liked the projected , found it spacy and airy. after negotiation have settled for 2600 psf. A new DP road is also proposed. not much of ammenities though. they are promising posession in this year. overall the deal looks good to me |

Dear friends,
I also visited Concord Portia at Balewadi. I too found the place to be airy and spacious with good amenities. I was keen to book a flat at the project on Baner road called Concord Proxima, but they were sold out there. I feel it is a good deal if you are actually availaing a quote of 2600 /sft. The rate quoted at Proxima was 3200 and they had good amenities. Regards, Suchindra |

Vatika by Bhujbal? Atleast I can't wait for another 4,5,.... years to get the possession.
Kool homes is just a gimmick by giving fancy electronic goods. These systems don't cost more than INR 50k max in the open market. Don't fall for their HAP Systems etc. Just a marketing gimmick. Pallavi, Concord Portia by Atharva Housing, right? Well, just forget about the proposed DP road. I can give you in writing that this road won't come up in next 10 years.:p The land acquisition process has not even started! The builders here are just leaving space for road only in front of their project so as to fool buyers based on future commitments. Even Sapphire Park by Amit Ent. is doing the same thing here & I found this project better than Portia. The existing road is so small that one car has to go down the road to give side to another with no streetlights. Perhaps builders are trying to reduce carbon emissions by building in such areas! No basic infra, no shops in walking distance, can't move without private vehicle & can't walk after sunset.Same DP road gimmicks were played by builders like Gera, DNV, Rachana etc. giving lame excuse of CYG Games at Balewadi. (Gera has stopped giving calls to me when I told them to $%%**# after giving false details about Regents Park). Where do they stand today? My car got hit atleast 3-4 times on this stretch. Need to buy a Humvee for traveling here! ![]() I won't buy at Portia, Sapphire Park even for INR 1200/sq ft, let alone INR 2600/sq ft. Btw, suchindra, Resales are available at Proxima. There was one 3BR for 49L nego. I did not like the floor plan but this is a ready possession project. See if you can get one. Also note that some sabji mandi is planned by PMC here which is being opposed by Proxima residents as they fear that the access road would become very small. I too feel the same, all the projects near MITCON dont have proper roads & street light, then how come a person can start living there, thats the reason I see so many almost ready for possession buildings (including Portia & Amit's sapphire Park) but nobody started living there....
So I think if anybody planning to buy for own living purpose then avoid underdeveloped areas (which dont have approach roads & street light ready) coz its also very unsecured at living these places & if anybody planning for investment then also you wont get any tenant for these places....Now choics is yours

I had visited Sapphire Park - Amit Enterprise more than an year ago. DP road was gonna be made in 2-3 months..nothing there yet...
