Hi All,
I visited one project in Pimple Gurav area. It was my second visit to the project. In first visit (nov 2008) the rate was 2800 psf and total budget for 2 bhk was 28L-29L. In second visit (Feb 2009) the builder told me the rate as 2500 psf, but still 2 bhk total cost was same 28L-29L. He has increased the Society maintenance charges and as well he had included lobby and staircase area in the calculation. Eventhough the psf rates are down the total cost for a flat is same. What a magic! I did not discuss/argue about this with the builder, just got the quotation and left. As I think the price 2500 is even not worth for that area. so just waiting for prices to come at real level in Pune. |

Dear friend,
Saying that the rate is reduced but making up the total value with such methods is not fair and correct on the part of the builder. Better to avoid such builders. They may also compromise on quality, delivery etc. ks2071746 |

If they increase loading to 35%, the same would be 1485, which means you have to pay extra for 110 Sq. ft. Even if rate is 3000, you end up paying extra 330000/-. Nice info by Sansona. In mumbai loading factor is 35% but in pune as per PBAP it is 25%. All builders are not under PBAP and they apply whatever factor they like. You must count carpet area of flat and then divide buiders claimed area by it to get loading factor. I found that builders are using more than 25% in some cases.
Also overall cost is same after psf reduction with following trick. 1. Charge 3 yrs maintaiance as 2 lakhs in advance. 2. Infrastructure charges. 3. Clubhouse charges. |

Totally agree with you guyz. Another favourite trick is to increase cost of parking and ask people to go for uncovered parking. It adds to cost to builder and people pay 1 lakh to park cars on road. Parking is supposed be free under law in PCMC area and builder cannot charge for it but nobody adheres to this law.

Hey why not we people write to Pune mirror regarding this ?
It will be good if it gets psoted on newspaper and also the daily should ask questions as why parking is not free and why builders are not selling flat based on carpet area rather saleable area ? This will be helpful to all the people and we wont fall to such traps . Also the concerned authorities would be questioned. Let us all draft a good mail and send it to Pune Mirror and other papers like DNA etc and request them to publish such report. |

PCMC is going to blacklist builders not providing or charging open parking as per High court orders. |
