Question Rate of Bunglow Plot in Wakad Pune

Hi Friends

I am planning to buy a NA clear bungalow plot in a posh gated Society , near ParkStreet Wakad, Pune. Its a resale property and the rate quoted in Rs 2000 per sq ft (negotiable).

What would be the rate at which this plot can be bought (considering current market situation and plot location) ? 1700 -1800 per sft ??

At what rate can I start negotiating this for and what rate this deal can be finalised if party agrees?

Please advise.

Thanks!

You can get one at Baner for INR 1300/sq ft. Wakad doesn't deserve more than INR 600-700/sq ft under any circumstances. Compare the prices of 2005 with today & ask yourself whether these prices are reasonable & sustainable?

Bldrs at all places in Pune seem to have factored in, taking into consideration the scenario in 2012-2015??? just like our stock mkt.

2000 per sq ft? way too expensive. wakad does not deserve anything more than 500 per sq ft.
