If u r looking for 3 BHK then it is easy to get ready possession but if u r looking for 1,2 BHK it is very difficult to find ready possession or within 6 months possession date.
Resale flat is best option now days. This is my personal opinion because of following survery. I m actualy live outside of Pune so i visited pune in this Diwali so i search property in Wakad, Waraje, Kondhawa, Baner- balewadi (Part only), Kothrud. Waraje 1) Garden city Ready possession flats available but rate 3100, all buldings look like modern chawl, but main draw back is that buildings are road touch (High way touch) so u cant sleep well so i quit there. (Some people tell there is also water problem.) 2) Kallapi builder -- I visited that project last diwali and visited this diwali also. No progress as far and i hope that when i visited next diwali that project will complete........but i m sure that is also difficult ...........rate is 2650 but possession god knows. Only plus point is that scheme is on kothrud side of highway........person told me that there will be road near cipala which attached to Kothrud (As i already mention in some post)..........If flat availale for ready possession then oook........ 3) Nad brahma -- Acess to road is not good so not worth (As i already mention in some past post) 4) Some small projects are there but be aware abt land problems. Some project is on stay because of land dispute between land owner and builder. Wakad 1) Mont vert ---- Location is ook project acess road is ook. But they are not ready with phase I and they started booking for phase II. Phase I offering 3200 rate and possession on June 2010. but in Phase I 2 bhk flat 1 bedroom is very small, 3 bhk look good. But they are not ready with 1st phase and giving advertisement for second phase which give possession after 2 years.....and still numbers of vacant flats in phase I........So stay away from that poject (Phase II) 2) Costarica ---- This project is on same road as Mont vert........same things to Costarica location ook, possession after 2 years, rate 2500 ......... no point to invest or book flat which giving possession after 2 years because u dont know u wil get same facilities and area, plan etc etc,...... 3) Dewdall ---- Only 3 BHK available, 2800 is rate. 4) Actualy one more ook project near dewdall but only having 3 bhk. 5) Golden palm ---- Sales person telling that first building is full and they are not booking for second building they will start after 3 months.........I m doubtful abt this project (see some old post abt this projects). 6) Island ---- This is ook project and possession is soon and building are near to completion. Buildings are close to each other asking rate 2900. 7) Lunkad scheme --- Nisarg raj location is not good and sales person told that only 2 flats are reamaning. rate is 2700. I went to see Nisarg Pushp site....from Sadanand hotel side....but there is no road. Road acess from wakad side till date. I dont understand Mont vert not even sell his flat in first phase then how he will complete his 2nd phase in 2 years. Kondhawa 1) Acruti countrywoods --- Actualy i live in Kothrud and then i decided to visit this site.............i m going and going and going................finally i reach site. Only one building constuction going there........i see sample flats of 2 BHK that is nice. But location have no scope.........even autowala not come to your colony. I dont think first building ready before 2 years...... I enquire abt occupancy sales person told that in every building some flats available.................i ask him abt how water will provided and how much size of water line will be there then he cant replied me.........sample flats look good but after vising that site location i think no one dare to book or invest there...........rate is 2300 so that is not worth..............as area of flat is less so price of flat is less .....................so in kondhawa area i dont dare to visit other sites (This is my personal views) So if u looking for investment or for future living experience then my personal view after seeing this site is go for ready possession............. Actualy Investment in flat post i posted some of projects (Which above mention) but when i actualy visit that site then i also agree with our senior members opinion that dont go for remote site better to get less area in prime location. Resale flats having following advantages: 1) Acual location, area, road, water, bus, light availability you can check. 2) any problem with society or constuction quality we can check. 3) We can check Neighbors (If u realy wants :-) ) and other factors. Waiting for 2year for our home ...after 2yrs getting possession.....after that constuction quality, road , water, transportation problem so it is better to go for resale flats in decent area I look some other projects also but i will post later. |

I wanted to buy resale 2bhk flat on baner - pashan road and also on baner road. No luck anywhere on Baner - pashan link road, was getting a couple on baner road near kaipl malhar road facing for around 39L. But new flats with posession after 6 - 9 months near pan card clubs cost me the same. Those beyond balewada phata were so lucrative that I was getting 3 bhk for around 43L. So I would definitely go for a new flat rather than a resale. But I still wanted a flat on the baner - pashan link road for resale which I could not get for 35L - 40L.

If no then wht should be the ideal differnce.....Mny times this makes it a difficult call. One of my frnd enquired for a 3bhk resale flat in Aundh.....he was told property is 8 years old.....n the cost 67 lacs..... |

i am also looking for 2 or 2 and 1/2 or 3 bhk in baner-pashan link road. or near to baner phata/. nimish can u give details about the builder and society name where u r getting 2 bhk in 39lacs and 3 bhk in 41lacs
