Default Reason behind Ackruti Countrywoods shoot-up sales!!

Hi Folks,

There is a new project from Ackruti builders in Kondhwa Budruk called Ackruti Countrywoods. I personally visited the site there. I also met Tarang Patel who is the sales executive there I think. The initial impression was nice. I saw the sample flat. It was ok-ok. The show flat is 730 sq ft but still it does not look that small !! The reason is that design-aspect of the flats has been given considerable thought. The biggest they have in 2BHK segment is 850-890 sq ft. They are not ready to negotiate even a single rupee. Covered car parking is 1.5L and open is 1L. So on average a 850 sq ft flat would come to around 23L (ALL INCLUSIVE). Yes i said all inclusive including the car parking.

Positives: *Just 4 Kms from Katraj Bus depot.
*10 Mins from Pune Camp, MG road.
*Hill-locked project side.
*Close proximity to Wanowrie, NIBM, Hadapsar, Camp etc
*Very affordable (a big point in this RE market)
*Nice amenities and benefits of a township

Negatives: *Area is underdeveloped with no residential projects around.
*800 metres inside the main road. No bus would be coming there.
*850-890 sq ft flat size is a problem if looking for 1100-1300 sq ft
*possession is in Dec 2010


Having said that, in my team I have three guys who have booked 2 BHKs there. One has also combined 2BHK and 1BHK together. Tarang claims to be having 300+ bookings in three months.

Dont know whether this is true or false, but i DID see atleast 50 people at their sales office last saturday.

PS: The location is also very strategically placed. very close to katraj bus depot and Camp

Yuo are saying that flats are around 890 sq. feet. I guess it must be sellable area. How much is the carpet area of 2 BHK flat??

do you think that they will give the possession by Diwali-2010?

If one visits site-office on weekends, will find few people.
When I have nothing to do on weekends I visit construction-sites to check new projects.

Those 50 people must be either builders relative or home-loan guys or onlookers like me.
As can see lot of vacant ready-possession flats available around same area for 2100 psft.
Don't find a reason to book in under-construction projects if rates are similar.

^^ I have been looking in Kondhwa-fatima nagar area for a while now. Couldnt find any reputed builder giving ready possession for 2100 psf.

I meant areas around Akruti (kondhwa-budruk).

Kondhwa is stretched upto kondhwa petrol pump, near jyoti restaurant. Kondhwa budruk is just 1 km from there. So for me no diff between kondhwa, kondhwa khurd or kondhwa budruk.

Please correct me, I see some some differences.
Akruti project must be 2-3 kms from Konark-Puram (center) of Kondhwa budruk. Overall 3-4 kms from Jyoti restaurant.

Regarding Positives:
*Close proximity to Wanowrie, NIBM, Hadapsar, Camp etc
Above areas are not really close. They are almost 4-8 Kms away from the project with no public-transport.

*Very affordable (a big point in this market)
Don't know about amenities provided, but those can not come at the cost of development especially when one is paying 23L for 850 sqft flat. Bye the way what is loading factor. Carpet vs Super-built up area?

At similar rates Kharadi/hadapsar are better options.
In which area you work?

Where is your office?
What is loading factor. Carpet vs Super-built up area? ----dont know abt this. Would confirm the same this weekend.

I read Kumar picasso, hadapsar has going rate close to 2400 psf.
A colleage is about to buy in Nirmal Township, Sasane Nagar, 2BHK 905 sq feet 2/3 yr old resale flat at 18.5L with car-park (SD+Reg extra).
