Default Residential plots in Pune. Is it a good time and idea?

Hello
I was exploring an investment in Pune on residential plots. which is a good area? I saw Eiffel Olympia near hinjewadi (closer to pirangut) and another vishnu vihar on mulshi road. Is this area worthy of investment 3-5 yr term ahead?

Yes, it's good idea. Better than investing in the flat. But invest only after consulting legal expert.

What could be potential threats/risks in buying plots?
If a so called complete developed scheme such as Nisarg/Olympia ( Eiffel) or sairung developers is looked at - will these risks be lower? do they process the papers etc properly?

Better to buy in a developed plot society.. buying standalone plots could be very risky.. remember khosala kaa ghosala.. its not comedy but fact..

If one can cheat person like Jitendra Kumar(Balaji Films), having access to all resources.. and a builder like RNA can also get involved.. then think what can happen to us.. read this ="http://timesofindia.indiatimes.com/news/city/mumbai/Jeetendra-builder-spar-over-plot-in-Mira-Road/articleshow/4912887.cms"]http://timesofindia.indiatimes.com/news/city/mumbai/Jeetendra-builder-spar-over-plot-in-Mira-Road/articleshow/4912887.cms

Not sure if these problems are applicable to these scheme names mentioned.

But, I have generally heard of some problems like
- seller sold same plot to more than one buyer
- or buyer bought plot, but later possesion captured by some body else.

It reminds of movie 'Khosla Ka Ghosla'

It is always better to put our hard earned money at safer place. Isn't it?
