Default Rohan Leher - Whats the rate they have?

Anyone knows whats the current rate for Rohan Leher and how is the scheme? Last time I heard they were saying Rs.2900/- Are they closing well below this - say at Rs.2300/?

Rohan does not negotiate at all based on my negotiations with them.. best of luck for your try..

Default Rohan Leher / Bavdhan project

I checked Leher last Sunday. They are quoting 2950/-. It seems a little bit too high. There seems to be no other substantial development happening around it. Then why 2950 ?? Any body can throw some light on the same. Would it be worth putting money in Rohan Leher ?
Also Rohan is launching budget housing at Bavdhan at 2500/sft. Pl advise if that would be a good buy. The site is 1 km from Chandni Chowk and practically touching the highway. Pl advise.

Lastly , which is a better area in terms of Rental value : Rohan Leher / rohan site at Bavdhan. Pl advise.

Leher launch prices was INR 3500/sq ft & it will take atleast 3 years to complete. Hence, my bets are off on this project. As far as Bavdhan project is concerned, it is going to be low cost housing with no frills like swimming pool, gym etc. If this is the case, INR 2500/sq ft still looks high. However, I will be able to comment properly once project is officially launched. But, as said umpteen times here, I am skeptical about going in for under-construction projects.

As far as rents are concerned, they are very low compared to EMIs throughout the city at current RE rates. The returns are meagre 3.5-3.6%/annum. Better to stay on rent & park additional money in banks/bonds. The rent literally becomes free.

Just wanted to add one more point. Rohan's Madhuban at Bavdhan is in mess. You can get a good look from Hotel Ambrosia. The approach road was not ready atleast 3 months ago. Builder say that only 1 house is available. Then despite almost full bookings, why isn't builder completing the project, let alone approach road? Several resales are available too.

Same is the case with Rohan Tarang, Wakad which got delayed by 1.5 years despite heavy bookings. Now many buyers are selling off due to economic recession & that several buyers were from IT who have been hit. Rohan is negotiating here. Peak rates were INR 3500/sq ft, now they are willing to sell for INR 2700/sq ft nego.

See friends, these are very simple things to observe & then decide to go for a project who possession according to builder is 36 months away that too in these recession times where existing buyers are quitting.

Hi,

Anybody know current rate of Rohan Leher. I still see advertising from builder to sale flats. I am looking buy 3BHK in that area. any new projects in that area?

After 1.5 yrs wait and watch I endedup booking in Rohan Leher. Poss. March 2011. rate 3350/-psf. for lower floor. Area 905sf, carpet 670 sp ft. Total 38L.

Congrats, Can you let us know the difference between ph1 & ph2 except for area? Seems you have bought one in phase2.
