Default Rose County and Rose Valley

Anybody booked in Rose Count or Rose Valley.... Wanted to know the current rates for these 2 projects.....

The last rate which was offered for Rose Valley was 2750 per sq ft, they were not at all willing to reduce it.

We were offered Rs 2710 psft for rose valley on this sunday (July 5). We feel we can negotiate furthur..let's see.

Read the agreement twice before booking, i did not find any clause in the agreement which helps the buyer if the builder defaults in any way - construction quality, time of posession, marking the parking area in agreement, .... All clauses are in favor of the builder.

And this builder asks for a blank cheque for service tax, otherwise he will not handover the key at the posession time.

The builders are doing Business without morality, ethics, principles, character, conscience. I would not mind a difference of 10% higher rates in prices if these builder clan can be trusted. And the rates are bubbled 30% anyways which will correct in the next 12 months for certain !!!

Is it, I thought its a reputed builder.... Even heard good things abt GK in this forum... Anyone having some more exp with GK....

By the way, the possession date for valley is Dec 09 and July 10 for County..... but very few flats left in Valley....

Each one can have different experience. I visited few builders during my search. As a normal practice I always check carpet area. I actually calculate it for few projets & compare it with salale area. Abt GK I checked sun crest and I found loading factor is 28% same as builder told me and also check in my friend's agreement. Though it was in sq mt I found that it was matching to sq ft which builder claimed. As per my knowledge PBAP builders change 25% loading factor but GK is not PBAP and they charge 28%. Few builders even charge more. Specially non reputed small builders charge higher load factor so always check carpet area.

I too agree. It is time that buyers like us should ask some more questions to the builder or atleast try to under stand a bit more. Just do not agree to what ever the builder says. The agreement is completly in favour of the builder. After all it is our hard earned money. Ani\ything above 2200-2400 for pimple saudagar is too high. Let me tell you some thing. Year 1995-97 th Aundh road rate was gone upto 1400 from 800. Then it came down to 900-1000. In the year 2007-8 it went opto 3500-3800 from 1000. That is almost after 10 years. Now the rates have not come down yet . I am not saying there will be acrash bu tit will sat in this range or lower for 2-3 years. So dont rush wait and take a deceision.

I am offered last 2750 and total 33 L with inverter, trolley, video door for a premium flat (from builder point of view) in Rose valley project. Planning to buy one since project almost ready and heard that GK keeps his word. So, less risk in this market. Liked floor plan and project layout is better than other projects (Bogie structure) in PS area. Work for 11 Acres PCMC planned garden started which is exactly opposite to Rose Valley. So, hoping for some greenary in that PS concrete jungle. So, hoping Rose valley would be preferred option. Please let me know your views.

Anybody booked in Rose county... They have increased the rates to 2750 per sq ft..... Is it worth 2750....
