Default Runwal Seagull at 2400 psf good investment?

Hi Guys

need ur advise before i pull the trigger

Runwall seagull at 2400 psf possession in december 2009 will be good investment?

magarpatta rates seem to be back to 3200/- range and DSK sundarban and kharadi projects are asking for too much.

Don't go on asking rates.
Magarpatta resales are available around 2600. I had seen an ad of Jasminium at rates of 2700.
Kharadi projects are available ar 2300-2400 (they may ask 2800/3000 but can be negotiatated).
DSK sundarban had quoted me 3000 psft, 2bhk in 32L. On the first meeting itself, the sales lady told me that they can offer me 26.5L for 2BHK. see the difference in asking price and offered price on the first meeting itself.

Seagull is on handewadi road, and that area is not hot. You can negotiate hard there. In the same area, nirmal townships 2BHKs are available for 18.5L, Ravi park 2BHK for 22L(negotiable, all incl ), Dhavel windscapes 2BHK for 20L (all inclusive, negotiable).

My advice: Stay away from this area.

Proj layout is not bad. If you are bet on dat area then negotiate hard and checkout dat full cost sudn't be more than 18 lacs. You will find lot's of proj (ready possession) thr. Aditi has mentioned some of them, also chkout Dream estate's 2 proj.

thanks a lot for the info but can u clarify some of my doubts

nirmal is indeed available for 18-19lacs (not sure all inclusive) but the area is 830 sq ft while runwal is 1030. 18lacs / 830 = 2400 psf which is same as runwal and runwal has much better layout and amenities as compared to nirmal

dhaval i found too many complaints on net and is a strict no go

kharadi there are too many projects but most of them have water problems and improper infrastructure

yes area is not hot and might be a risk

I have posted this message in another thread:

I am one of the Runwal Customer. Construction quality (which is vague term) is not at all good I have seen cracks developing in 1-2 years. Some one suggested in this forum that giving nice color in flat will make sure those are not visible.
But it will be really understatement that they are professional in their whole approach of handling business from booking to possession.

Besides that people have really short memory few days back owner was behind the bars because encroaching poor peoples land. Well and he came out without scratch, thanks to our great democracy and legal system. Am I sarcastic?

That’s the only thing we can do.

can i pls ask if you r a customer of Amrut runwal or Sanjay runwal ( Runwal Housing)? The story about owner being put behind the bars is about Amrut Runwal. Where as Runwalseagull is a project by Sanjay Runwal's Runwal HOusing. I'm a customer of Sanjay runwal since last 4 years and i do not agree with you on the construction quality. In fact i would recommend sanjay runwal for timely possession, execellent service, quality, clear papers/transaction !!

Strictly stay away from this
this is after the railwaycrossing and sabzi mandi and that is a nightmare if you are considering closeness
its better to be on sholapur road and try in Tranquality in front of Manjari Greens
there you may get in 1900

No customer will defend his builder like this, surely you are not his customer but from this builder's lobby, good luck to you.

Today I enquired, the rate for Runwal seagull is 2550. Appears like it has increased.

builder's lobby ...i like that !!! all i was trying to provide is the clarification to the wrongly provided info.
