Default S3 - Pimple Saudagar

Folks,

I am continuing my house search, since I left Rajaveer Palace as the builder is just not ready to budge below 2645 and most folks here have said many got lesser and the area rate most quoted by our friends here are around 2400.

I managed to get a look at S3 a complex at Pimple Saudagar. The guy is selling at 2400 base rate and has 3 BHK/4 BHK Apartments. Was browsing thru lots of blogs on net and many folks have complained of sewage problem in their row houses (just at the entry of S3), cracks, plumbing issues etc. Lots of complaints even in amneties provision.

The rate seems real good and the complex looks good too (amneties are good too), need your inputs on this complex, should i really look at this complex ? Put in your valued inputs, like you did for my previous posts.

S3 has been launched long back (3 yrs) but due to some reasons get delayed. Approach road is temporary and road on back side is not still approved. There are lot of complaints abt this builder. People in Ginger (same builder) has to protest infront of dagadusheth halawai temple. Also had lift accident in one of their complex. So reputation is not good.

Don't buy at even INR 24/sq ft. You will lose the peace of mind as well as your family members. Stay out under any circumstances.
Btw, my friend was offered the rate of INR 2000/sq ft about 2 weeks ago (but he is not going to buy in any case).

I am also interesting in buying a 3BHK in S3. If anyone else is interested, may be we can go in group and negotiate better.

Default Beware !!!

My friend was given possession a month back in S3 after 3 years. He is currently in Mumbai so the flat has only his stuff. Twice after possession there was some drainage problem and his house was filled with water ruining some of his stuff and the flat paint, tiles etc too.
Guess thats one of the main reasons why there is this whole negative sentiment about S3. Total lack of responsibility

Due to following reasons:-

1.) Severe irregularities in TDR for higher floors. This project was meant to be only 7 storey high.

2.) I doubt the strength of the building as the RCC must have been constructed as per requirement of 7 floors. Now 11 floors stand here.

3.) No road. The existing one is from row house shubhashree woods. Land acquisition has not yet taken place for the PROPOSED ROAD at S3 entrance gate.

4.) Drainage lines placed lower than that of PCMC pipes. Even Shubhshree woods has problem related to this. Dengue cases have been confirmed here. No amenities even after 3 yr+ for Shubhshree woods.

5.) Water logging is severe. As you have no other option but to go through Shubhshree Woods, you face the same problem in monsoons.

6.) Pathetic quality & false promises. Visit any Ginger resident for more info.

7.) & many more........
