Folks...Just beware of this grp sahil serene in Baner...I visited last weekend..and found that they are charging 30% over Carpet and .625 of terrace....This is ridiculous...Beware and be aware of these builders..

do we have such % figures of other projects? For e.g, in PS area i found a 1000 sq ft project where the GK builder is not ready to tell me the carpet area. If I sum up the room dimensions, it comes to 30% as well.

G.K builder has atleast 28% loading. If you ask him the carpet area he will tell you its 20% less than built up area. This is misleading. Always calculate the loading taking into account the carpet area and not the built up area.
E.g. Assume the built up area is 1000 sqft. This means according to him the carpet area is 800 sqft and 200 sqft is the loading. Now do a forward calculation and you will find that the loading is actually 25% |

I would like to know the method i follow to calculate the area of flat is correct or not. Plz let me know if i m wrong.
Carpet = From the floor plan get the dimensionds of all the rooms (kitchen, bedrooms, living, baths). Built-up = Carpet + 25% of Carpet Saleable area = built-up + half of the terrace. Am i correct? |

This is because of trickly maths calculation.
e.g. if you have built up 100 sq ft flat and builder say .. I am adding only 25% so the actual carpet area is 75 sqft. but it is incorrect. if your carpet area is 75 sq ft and 25% of 75 is 18.75 hence your built up area should be 93.75 and if it is 100 then it means 33%.
