The ready reckoner rates do have changed but that matters only when you make the agreement at govt valuation otherwise the SD is calculated as before.
Formula to evaluate SD & RF is as follows:
SD = (Agg Cost - 500000)x5% + 7600. (7600 is SD for 5L)
RF = (Agg Cost)x1% OR 30000 (whichever is less)

Dear Satish,
Thanks for your kind words. Today we see there are many unanswered questions in the society and people feel helpless for this situation because of political incompetency. Time demands for educated people to contest elections for social cause.

Agree 100% with you. However, my experience states, how good you may be, how shrewd one may be, they require money + muscle power. The only difference:- You use this power for the betterment of the society than self. These are then so called:- Sharif Gunda, but yeah, you require an animal to hit an animal.

Dear razer,
FD is different from I-bond. Indemnity bond is a nominal agreement which is executed at notary. It Indemnifies the builder from VAT if applicable on Sale of Flats in future. So Builder needs to collect the VAT amount (being Indirect Tax) from the Flat purchaser as and when demanded by Sales Tax Dept.

Well , instead... you can reduce rates at Samrajya .... that will be real help to many buyers .... queries will get solved somewhere else.


Boss people are waiting for real good deal from you rather than .. queries ... reduce rate and help poor buyers ..
it now well above 5000 + new taxes ..so out of reach of many middle class kothrud aspirants ..

Dear Jitu Sir , person who has avg take home more than Rs 50,000 even can't afford your flats .... looks , Pethkars are going aways from Middle class buyers ...

Also its questionnable .. shall we call person earning Rs 50,000 pm is middla class or BPL ..... at this time of inflation ... i think that person is in BPL category ..

Rate finalization is a company decision. Other than my Sales Office I think that this forum is a effective platform to clear doubts on my project.

We do have genuine buyers (MIG/HIG) from Kothrud and elsewhere who consider Samrajya as VFM. Even this is reflected in our availability status, which you wont agree upon & I cant prove here, BUT which one can see for the occupancy from Apr10'.
