My point is that India has failed as a Nation.... people cant find justice, right to amenities.... poor is getting poorer and rich are getting richer...

Whom to blame if we are not getting proper infrastructure... Why not govt jumps in and tame these phaggot builders....

India was called "Sone ki chirhiya"... look what nehru-gandhi has made it today

I would still say.. it is the builder who has the connections in the government departments...not us the common people.

And i would also add.. maybe to the disagreement of some members that.. quite a few of us might go to builders to get flats is because of the hastle involved in dealing with the government departments to get various clearences..(otherwise building your own house would be comparatively simpler).. now if the builders can say.. what do i know.. and still charge 100% Margin... that would sound.. really really odd to me.. if for getting the PLANS approved the builder can bribe officials.. i am sure the builder can bribe the road officials too.

Approach road is important part of the infrastructure that the builder has to check and provide... I am not sure how much it would cost to build a road.. but i am sure of the huge margins that the builders quote they should be able to provide for one.

Yeah, I agree that a approach road should be provided by the builder to reach his project...We should check the approach road then only we should jump in to buy some property...

But, here we are discussing DP raod...DP road may stretch from 2 kms to 5 kms in length & this may traverse many projects in its way, now a individual builder can leave space for the road, but he can not force govt official to build that road on priority (not even with bribe) as building of road involve hell lots of think, it not like writing a pice of code !!!

After seeing Baner-Balewadi road connecting to Balewadi stadium, govt not able to complete on time i.e. 0ct'08, how can I expect from the same govt to complete Audh-Baner road on time...Only think you can do, dont vote for this govt again....but I am almost 100% sure their friends in other party will also follow this govt's footsteps

So, best thing thst buy any property on its face value as of now & anything extra come in future (DP road etc) that would the bonus if any building asking premium for DP road, saying that DP road gonna come soon , then simply dont believe him....

Perfectly framed and so true... i would agree to that point..

Buying on pretext that this is going ot happen and that will happen and this is planned so buy now is similar to.....
let me think.... let me think....

Similar to something like.. "Marry this girl/boy because when you get a kid he she will be very intelligent and will grow up to be a mega rich person".. not sure if the above example fits in nicely.

Real Example is .. where i stay now a ROAD was planned right in 1980... but due to political reasons slums in the way etc etc.. it never got built.. and you know what.. it finally got built in 2008..!!! ;-)))

Default Builder and DP road

I think the problem is that builders show the DP road as a huge advantage to the project and quote unrealistic prices. If the price is right no one will complain. If builder says in next 5 years, we will have DP road that directly connects our building to airport, station and highway, so pay me 5000 rate, then all this becomes an issue. Thus, builder is guilty of using all these proposed DP roads to jack up rates, and we are guilty of falling for traps.

evryone is discussing about DP roads in this thread of Samrajya eventhough there is no issue related to dp road for this scheme. r we discussing in general ?
