Anyone have an idea about this Sanskruti Project by GINI constructions at Hadapser

How is the builder and what is your opinion on this location. They are quoting 2650/sqft and not budging. Interior looks good but is the cost worth it?

Is it a good place for investment keeping the near by location development in near future.

Are you aware of any comparables near by with good construction quality?

Location is near Mohammadwadi... Not too great. Projects in this area should should not be so expensive.

Of course they also offered some sops on top like free stamp duty and couple of others which could amount to 2lacs

I have visited the site.
From inside, the flats are good. i have seen actual flat not show flat.
But i did not like overall project. They hv many ammenities like swimming pool, very big club house with gym n guest rooms, amphetheatre etc.

But the overall structure, the flats r too congested. All blocks are joined and there is no space between two blocks. I also did not like that fort like look (i dont know what to call that but their buildings have that ancient kind of looks which looks royale but i dont like that look.. i prefer modern designing..) even the gate is like that of some fort.

The surrounding is also not gr8.. there r some old chawl like row houses in one side.

The Runwal seagull site is just next to Sanskruti, there is on DP road that seperates these two.

i was quoted 2700 and i did not try to negotiate.
The sales person was bit arrogant. I told him on face that on-one in this area can ask this much rate.

You are right, I meant near Mohammadwadi road right after the railway crossing. The project faces Ghulam Ali Nagar.
Location is not great for that rate quoted. At 2700 odd try resale at Magarpatta. Try Runwal they may be lower too.

Phase 2 construction is in full swing and they also have some flats for sale in Phase 1 (mostly top floor). We were quoted 2700 initially but while seeing the flats the salesman admitted taht rates could coem down to 2550 without we negotiating.

Projects in Pune like 1. Gini Sanskruti, 2. Gini Bellissimo, 3. Gini Bellina, 4. Gini Lake Gardenz, 5. Gini Viviana etc.

One of the worst builders in Pune. They attract customers through nice brochures, sample flat etc. Very good construction speed up to the top slab concrete. After that they show their real face. The project fall into dead slow after the last slab concrete.

1. In order to get additional FSI, they have given a part of land from the project to PMC. They informed all their customers that there is going to be a garden developed by PMC. The moment their last flat sold off... PMC started construction of a bio-gas plant. Now the builder is not ready to hear/take any complaint from customers saying "the land now belongs to PMC and it's their decision, what they want over their". Now the customers are in deep trouble and going pillar to post to get a stay order on the plant.

2. The moment they sold of the last flat, the natural stream in front of the society turned to a waste water flowing place. They explained to each and every customer that, there is no waste water going to flow from this place. They hidden the real fact for two years.

3. They put interest (in lakhs) for delayed payments on customers during possession time wherein customers are compell to pay the interest. This was never communicated earlier and the behaviour of their office staff always rude and no helping mentality

4. Poor quality, poor finishing, poor facilities, poor planning... what all you find with this builder is of POOOOOOR quality.

They are crooks, fraudulent and cheats. Never ever buy any properties from this builder. You will be in a trap then.

Talk to any members of Gini Sanskruti (Hadapsar) or Bellissimo (Dhanori) project and you will came to know their bad experiences with this builder.
