Default Serenade by Shrof & B U Bhandari group-Baner.

Folks, Senior Citizens of the forum...

Any inputs about the Serenade by Shrof & B U Bhandari group on main Baner road... I have not seen any thread on this so far...

Plz let me know if someone has booked or visited this and have some inputs to share here.... one thing I am aware that row houses which they show in their project is does not have FSI.....

Please share your inputs abt Shrof & B U Bhandari group plz....

I liked the project as well. I had posted a similar question in this forum but didnot receive any response . Hopefully to get some responses from some senior folks this time.

The project name is Serenade Symphony by Shroff Group which is a Nashik based group. This has a single P+11 storey building & about 5-6 row-houses. Area of flat are from 1178-1518 sq ft for 2 & 3BR resp. The project is still in nascent stage & hence it is not recommended. For more details you can visit their official website:-

BU Bhandari is doing a lot of projects and is stuck up a little. Chrysalis in Wagholi aint selling to well.. no water.. and no PMC area.

They also have a 1 BHK scheme in Kharadi which is again not doing to well.

Have personally not seen this project but as Real Acres say, if its not 80% completed not worth buying it.

The amount of tension you go through for flats with 1-2 years possession is amazing and you pay tons of interest to the bank.

Thanks for the advice, yes it is Serenade Symphony only. Possesion is in Dec as builder says..currnet rate is 3325 pst (ha ha)... seems ok type project.. please do visit it if you guys happen to go in that area... let me know a good rate as well for that area plz... it is on main road around 1.5 km before sadanand hotel....
Has anyone else on this forum booked in this scheme ?

Hi...i have made 2-3 visits to this project and found the quality ok w.r.t work done...location is good with main baner road touching plot....and some 2bhk flats are quite airy...the bad being.. elevation could have been better/a small stream (more like a nalla) flows near by and not much greenery arnd...rate qouted(after negotiation) is 3225 sqft...please provide ur inputs/feedback....

Exceptionally high rate.. try bargaining hard.. a couple of friends have bought a place in Balewadi for 2500-2600. You can add 200 more for this project but not more than that.

hi...thanks for the info...the bldr is not ready to negotiate further...this project comes under baner....i have checked projects in balewadi aswell....rates are tad less then baner....also the posession for this is in Jan'10.....pls recommend some good projects in baner/balewadi with posession under 6 months....

^ go for Nirmiti Zeon. he is ready to negotiate at 2800 Not below that. Flats are good. No swimming pool. a lot of good noticeable things inside the flat, thanks to the good interior designing.

Let me know if you face problems while negotiating.
