Best will be to avoid any of those crappy brokers around..to sell your property. Give ad's on portals, websites, newspapers and fix the appointments with buyers within specific time windows on weekends. So, you or anyone from your family can travel down here..only for the weekend.

When I sold my flat in PS a year ago, had made it a stand to NOT involve any broker in the deal. Firstly, there are very few brokers who can be really helpful and charge reasonably for the job they are doing. Most of the buyers visit only on weekends, and you can keep a common time window of say 2 hours. This way, you as well as the buyer can avoid the brokerage..

I am looking for a 2bhk in Pimple Saudagar and my budget is max 40 lacs, when I talk to brokers who have posted ads in the range +-2L of 40 L, they are very lethargic, lazzy and even not willing to sell the property, they directly say we have another property for 50 L at a very good location. I say what about the ad that you have put for a lesser 2bhk, they say it is not good , stretch your budget go for a good home.
They mainly see that they get the max commission.

So buddy try to avoid brokers as much as you can.

This has been the same case with me Kailash Singh . The brokers in pimple saudagar are one of the crookiest of all lot. I have now decided that not to venture into these brokers until and unless I am getting an extremely good deal.

Do understand your point guys. But he is in business and it is not possible for him to take too much time out of his schedule. We would have preferred to do it without involving brokers, but since we don't have any reliable connection around that area to show the flat to buyers, it seems we don't have any way out of this. He would be able to come only once when the buyer has finalized the flat and has paid token amount and the broker has kept everything ready for registration.

I have been searching a flat in PS recently... The ongoing rate is atleast 4500 and the ones with premium aminity will even quote more... The resale usually happens at 500 to 700 Per Sqft lesser than ongoing rate...

When marketing project buyers are told about premium aminities, but in reality do they actually provide such premium aminities is a question. Further at many socities they are not very well maintained.

I live in Ginger. I think a few months ago there somebody was talking about selling flats thru the society so the society gets the brokerage and that can be used for the development of the society. However, not sure what happened to that idea.

Many brokers give fake advertisements to generate calls. Especially on sites like 99acres. Many of them purchase unlimited ad package and they use it to make more people call them. When we call, they invariably reply that the said property is sold but they have something similar (and usually costing 10 lakhs more)

Above transactions were direct with no broker involvement- in 1st case buyer happens to be my friend whereas in 2nd - Seller was my office colleague-

some factors which can give your better or less returns on resale are:
1. Location of flat - garden facing/pool facing/ another building on your balcony
2. Location of property - where is your society in PS? main PS road? close to pothole road? Rahatani gaon (now called PS too)
3. How good is your society maintained - Roseland, Rajaveer or Above Govind Garden (dnt rem name)
4. Supply/Demand factors

Another thing, GK rates are always more than Market rates. So if you know his best project rt now its 5200- 4950 PSF for new property.

On resale - stamp duty, registration is paid by buyer - so keep that cost extra as a buyer.

951sqft 2bhk in Siddhivinayak Ginger for 48Lacs , is it a good deal ? asking rate is 5257rs Sqft.. its just too high than the current market..!!!
