Arcvista is a big project. i visited that project its good but a bit out of my budget. completion time is also around 2 years and also its bit near to the airport i guess. but since its out of my budget id didn't get into much details of it.

is there any one who have booked at Silver mist at Dhanori and can share their experiance. I am close to finalising on booking. so any good infomration will be really helpfull.
Also, I observed that may builder say 'no' to the customre for a loan from SBI bank. is SBI service realy bad? or is there some other reason? Thanks |

![]() Also they have the best home loan product in the market that benefits a lot to customers. I guess no other bank has such a product. And the down side, like you mentioned "On the other hand the bank is slow in processing loans as they go through all papers thoroughly and in bureaucratic manner making loan disbursal slow." is what every on tells me except the people who have taken loan . For the benefits that SBI have, I think every builder should make sure their project is SBI approved if they really want to provide the customers the best service. this is going to help both the Builder as well as the customer. I think builder should not have any issues for at least approving project with SBI. customer has to deal with bank for 10 -15 years for a loan tenure but builder have to deal only for 1-2 yeas or until the completion of the project. can a builder not take that much efforts ? |

I think every builder should make sure their project is SBI approved if they really want to provide the customers the best service. this is going to help both the Builder as well as the customer.
SBI looks into documentation aspect thoroughly,but there is another aspect to the whole thing.Having proper documentation,approvals etc is one thing but the other important aspect is quality of construction which SBI will not oversee. Builders should give proper papers to buyers who wish to verify and equally good quality as promised in agreement and deliver in timely manner. RE sector in our country has a lot of distance to cover before it can become world class in terms of legal paper work,safety, quality of construction,delivery on schedule etc. I do hope we catch up with the modern world. |

good point. But I think it’s difficult to judge the construction quality until the project is completed or even after few years on construction. unless the builder is good and have constructed many project in the past. But even then one cannot guarantee the construction quality. unless there is a strict check by some governing authority. is it already there?
I have a question here government collect service tax and all other different taxes but does it make sure the service being provided is good, reliable.. etc ? customer are the one who have to keep guessing about all the things ![]() If you know any way to judge the construction quality please do let me know. it will be great help. Same thing about verifying the documentation and the builder. |

it looks like projects in Dhanori dont have permissions to build above 6 floors. Builders say they will get the permission little later and asks customers to book flats at their own risks.
Not sure how some of the projects have already built above 6 floors... any ideas? |

To my knowledge there are several projects which are above 6 floors some completed some in various stages-Regency Meadows,Palladium Homes these two are completed and people staying in them.
Park Springs,Concord Pushpak Park oasis Silver Mist fetc are under progress. i am not aware of restrictions beyond 6 th floor. Only if project is under flying zone these restrictions arise.Every part of Dhanori is not in the flying funnel. To my knowledge Tingre nagar,parts of wagholi are under the height restriction.So specific care to check out the project arises. |
