Hi All
Just wanted to post one bit of advice that i was given and found really useful. Whenever you see a property first time and like it do initial negotiation with the builder and go back. Give the builder a rate you think is suitable and ask them to call back. If you really like the property and want to finalize it then negotiate with a check book in hand. If builders know you really want to book they do end up negotiating a little more. Sometimes they call you after a really long time. I got a call from a builder selling 3 BHKs in Wagholi ready to sell it for 31 L and when they had initially quoted 36. Now I am sure they will sell it for even lesser. Finally we have seen a time when buyers can take advantage use it and buy time. Also, i read somewhere that builders cannot charge for parking under some law in Maharashtra. Parking is supposed to be an aminity. See if you can use it to your advantage. They generally say the Sqft rate will increase if we negotiate on parking. Best of luck. |

What is 3BHK flat size and is it with car park? Did you finally buy it?
What are pro/cons of this project? It seems they have converted 3 BHK to 1 BHKs. Today saw TOI adv of 1 BHK for 13 Lac all incl. Assuming 550 sq x 2000 psf the basic cost should be 11.5 Lac. Last edited by hitmady; 26-09-09 at 12:43 PM. |
