I've booked in Oct-2011. Cost sheet at that time did not mention this amount. New cost sheet has this Rs 32/sqft amount written. As per my previous post I said, they now declared to the existing customers those who already booked the flat that "we will charge you for water cost". The unfair trade practice is even they are not mentioning this amount in property agreement. That indirectly meaning that they will charge anything they like at the time of possession as 'water cost', it can be Rs. 40/sqft, it can be Rs. 50/sqft. Beware from this builder !!

Yesterday, I was on my way to Shirdi and was shocked to see the state of bhima river (from where the Ivy estate is planned to get its water supply).
The water in the river is stagnant and it was stinking as I was crossing the bridge. My cab driver told me that everyday Pune's sewage is discharged into this river. From the bridge itself, you can see lost of polybags and other things floating in the river.
Initially, i did not believe the cab driver, but on returning back home and googling, I found this :"The study conducted by the MPCB had reported the alarming situation of Bhima river due to the release of 700 million litres of untreated sewage into the river every day."


Also while returning from Shirdi at night, I observed that there are no street lights on Nagar road till Inorbit (almost 10 km stretch) and you will rely on your vehicle's lights on that busy highway. This is a risky situation for people who work late.

So, finally I am backing out. I was skeptical about Wagholi but due to the IVY, I was giving it a second thought, but now I am in no mood to drink the "FILTERED" water from such a highly polluted river which will be the lifeline of IVY Estate. Also, the risk of driving at night also requires some consideration.

Great decision. Please make sure that you let the, broker/builder who ever you are in touch with, know this reason for your back-out. It will make them think. And thinking changes the world.

KDPL are big liars when talking abt things like approach road, water, amenties, date of possession etc

although bldg quality is good compared to others, they just do not deliver on the promises and also on whts mentioined in agrremeent like parking shed...

for eg in kahardi project they have been paying a local goon for use of his land as an approach road...ofcouse KDPL is paying only till the families move in and that too from the maintence corpus given by the buyers...this FACT is kept hidden...

their project Beryl which they are soft launching through emails etc was being sold a couple of years back with possession meant to be last year Jan...

saying this a as someone who has already burnt his fingers with them...

also lot of buyers have had horrible experiences while buying in Umang township...in wagholi

If you are still searching for property, then you can look for Maruti DreamVille in Kalepadal, Behind Gliding Center, Hadapsar.

Its within PMC limit.
Wing A,B is completed, CD will be completed by year end and Wing E F will be ready my mid next year.
Current rate is going around Rs 3300 to 3400 psf.

VK 1984,
If you did not buy the flat in ivy estate by now, you have already lost more than Rs. 300 per sq ft. The last figure was 3100/- and two weeks back it was 2800. The place is definitely going to develop fast. More than 1000 flats/villas are coming up in this project and most of them are already booked. I dont think all those people are fools.
somebody said buying flat is foolish and live on rent. If you pay the rent amount as emi, you can own the flat in few years.

Hi,

I too am keenly interested in buying a 2BHK in Ivy. But been reading a lot of negative things about the project & moreover about the builder (delays the projects, hidden costs, litigation's, etc).

Need your opinion/feedback about Ivy since you have booked a flat there. How has your experience been & whats the current status of the project? Also the information on current rate would be highly appreciated.

I have booked one in Ivy and have had no issues infact finished my registration yesterday too. Found the entire process pretty smooth and hassle free....

^^ Hassles begin after agreement and after possession after you have paid the last penny to the builder....

Just check a couple of threads on Kolte patil (esp Umang project) on this site and on mouthshut.com
